414 West 15th Street

18-Story, 130,000-Square-Foot Office Building Revealed At 414 West 15th Street, Chelsea

Back in April of 2012, YIMBY reported on applications for a new 25-story hotel at 414 West 15th Street, in Chelsea, and since then the hotel plans underwent revision and were revealed in multiple posts. But the hotel never came to fruition and now the site’s developers – the Boston-based Rockpoint Group, Highgate Holdings, and its property owner, Meilman Family Real Estate – are planning an 18-story, 130,000-square-foot office building, Crain’s reports. The structure will stand 270 feet above street level, and according to the latest filings with the Department of Buildings, there will be 108,469 square feet of commercial space. It will include retail space on the ground and cellar levels, and the rest of the property will be leased as office space. Rockpoint’s adjacent expansion project at 430 West 15th Street, which was recently completed and boasts a total 85,000 square feet of office/retail space, will connect to the new building. CetraRuddy Architecture is designing the office plans. Technically, the foundation has already been poured.


520 West 28th Street

11-Story, 39-Unit Condo Building At 520 West 28th Street Close To Topping Out, West Chelsea

Last October, Related Companies’ 11-story, 39-unit mixed-use building underway at 520 West 28th Street, in West Chelsea, was five stories above street level. Today, the structure is roughly 10 stories in height and close to topping out, as seen in photos courtesy of Tectonic. Glass façade is also being installed on the first four floors of the Zaha Hadid-design building. Retail space on the ground floor will measure 11,183 square feet in the 188,696 square-foot project. The condominium units on the floors above will average 3,533 square-foot apiece. Ismael Leyva Architects is the architect of record and completion is expected later this year.


323 Tenth Avenue

35-Story, 220-Unit Mixed-Use Tower Rises At 323 Tenth Avenue, West Chelsea

During the summer of 2015, renderings were revealed of Lalezarian Properties’ planned 35-story, 220-unit mixed-use tower under construction at 323 Tenth Avenue, between West 28th and 29th streets in West Chelsea. At the time, the ground floor of the tower was being constructed, and the developer’s two other 13-story buildings at 507 West 28th Street – with a combined additional 155 residential units – were close to topping out. Today, the larger structure is 25 stories above street level and the smaller 13-story components are nearly fully clad in glass. The photos are courtesy of Tectonic (h/t Curbed). The entire project will encompass 337,978 square feet, and rental units will average 779 square feet across all three buildings. There will also be a total 16,068 square feet of ground-floor retail space. Avinash K. Malhotra Architects is the design architect and completion is expected later this year.


251 West 14th Street

New Developer Acquires Site Of 11-Story, 11-Unit Condo Project At 251 West 14th Street, Chelsea

YIMBY brought you new renderings last year of the planned 11-story, 11-unit residential building at 251 West 14th Street, in southern Chelsea, and now the site has changed hands. Commercial Observer reports Italy-based Pizzarotti IBC has acquired the property for $23 million, but plans to go ahead with what the previous developer, B+B Capital, had in mind. The project will measure 23,470 square feet in its entirety and is being designed by ODA Architecture. Its full-floor condominium units will measure between 1,700 and 2,500 square feet. Last December, building permits for the project were approved and demolition permits were filed for the existing four-story residential building.
