39 West 23rd Street’s Glass and Stone Façade Continues Installation in Chelsea, Manhattan

Curtain wall work is continuing to shape up at 39 West 23rd Street, a 24-story residential development in the Flatiron District. Designed by COOKFOX Architects and developed by Anbau Enterprises, the project consists of two structures spanning between West 23rd and West 24th Streets, separated by a private interior courtyard. The site sits almost directly in the center of a rectangular parcel bound by Fifth Avenue to the east and Sixth Avenue to the west.

Excavation Underway at 241 West 28th Street in Chelsea, Manhattan

Excavation has begun at 241 West 28th Street, the site of a 22-story, 479-unit residential project in Chelsea. Designed by COOKFOX for MAG Partners, Atalaya, Safanad, and Qualitas, the two-tower development is progressing due to $173 million in construction financing arranged by Maverick Commercial Properties. MAG Partners acquired the property, which is located between Seventh and Eighth Avenues, in December 2018 and established a 99-year ground lease with Edison Properties. Thirty percent of the residential units will be reserved for low- and middle-income households.

Façade Work Wraps Up at 113 West 24th Street in Chelsea, Manhattan

Façade work is wrapping up on 113 West 24th Street, a 39-story Marriott hotel in Chelsea. Designed by Stonehill Taylor and developed by Lam Generation, the 420-foot-tall tower sits between Sixth and Seventh Avenues and is planned to yield 360 rooms averaging around 380 square feet apiece.

One Madison Avenue’s Renovation and Expansion Project Ramps Up in the Flatiron District, Manhattan

Construction activity is underway at One Madison Avenue in the Flatiron District, where the 13-story full-block structure is being renovated and expanded with a new 18-story addition. Designed by Kohn Pedersen Fox and developed by SL Green, the project will stand 27 stories and yield 1.4 million square feet of Class A office space. Helping to develop and finance One Madison Avenue’s future are the National Pension Service of Korea and Hines, contributing a grand total of $1.25 billion in construction financing. The property is bound by East 23rd Street to the south, Madison Avenue and Madison Square Park to the west, East 24th Street to the north, and Park Avenue South to the east.

300 West 30th Street Nears Topping Out in Chelsea, Manhattan

Construction is nearing topping out at 300 West Street, a 16-story mixed-use building in Chelsea. The structure will yield 80 residential units as well as ground-floor retail space. The project is designed by Studio C Architects and developed by Hiwin USA, which purchased the property from Salt Equities in May 2018 for $27.5 million. The site is located at the corner of Eighth Avenue and West 30th Street, a short walk away from number of transit hubs including Penn Station and the newly opened Moynihan Train Hall.

28 & 7’s Exterior Taking Shape at 322-326 Seventh Avenue in Chelsea, Manhattan

Exterior work is progressing on 28 & 7, a 12-story office building at 322-326 Seventh Avenue in Chelsea. Designed by Skidmore, Owings & Merrill and developed by Klövern AB and GDSNY, the structure will yield 105,000 square feet of commercial space leased by CBRE. Triton Construction is the general contractor for the project, which is located at the corner of Seventh Avenue and West 28th Street.

Margaritaville Resort Nears Completion at 560 Seventh Avenue in Times Square, Manhattan

Façade installation is nearing completion on the Margaritaville Resort New York at 560 Seventh Avenue in Times Square. Designed by Stonehill Taylor and developed by Sharif El-Gamal of Soho Properties along with MHP Real Estate Services, the 29-story, 375-foot-tall tower will yield 234 guest rooms with island-inspired interior designs. The project, which is located at the corner of Seventh Avenue and West 40th Street, is expected to cost around $300 million.

Façade Installation Resumes at 611 West 56th Street in Hell’s Kitchen, Manhattan

Façade installation has resumed at 611 West 56th Street, aka 823 Eleventh Avenue, a 450-foot-tall condominium tower in Hell’s Kitchen. Designed by Portuguese architect Alvaro Siza with SLCE as the architect of record, and developed by Sumaida + Khurana and LENY, the 37-story tower will yield 80 units designed by Gabellini Sheppard Associates.

Demolition Continues for TSX Broadway at 1568 Broadway in Times Square, Manhattan

Demolition work is continuing at 1568 Broadway in Times Square, where the 46-story, 470-foot-tall building now stands less than 20 stories high. Designed by PBDW Architects, Mancini Duffy, and Perkins Eastman and developed by L&L Holding Company, Maefield Development, and Fortress Investment Group, the project involves the partial demolition of the former DoubleTree Suites by Hilton and construction of a new 46-story, 550,000-square-foot hotel tower dubbed TSX Broadway, on its foundations. This also includes the preservation of the 108-year-old Palace Theater, which will be raised 30 feet to make room for ground-floor retail space. The site is located at the corner of Seventh Avenue and West 47th Street, directly across from the TKTS stairs.

Gene Kaufman’s 305 West 48th Street on Pace for 2021 Completion in Hell’s Kitchen, Manhattan

Construction is nearing completion on 305 West 48th Street, a 303-foot-tall hotel in Hell’s Kitchen, Manhattan. Designed by Gene Kaufman and developed by Bright Management with Rockwell Group as the interior designer, the 27-story building will yield 211 hotel rooms. The site is located at the corner of West 48th Street and Eighth Avenue, a short walk from Times Square and the Theater District.
