In July of 2015, the 62-story, 844-unit residential building under development at 401 West 31st Street, in Midtown West, was a single floor above the street level. Now, the 807,384-square-foot building, dubbed Three Manhattan West, has topped out, Curbed NY reports. The 702-foot-tall structure will host 7,931 square feet of retail on the ground floor, followed by amenities on the second and third floors, and residential units on the fourth through 62nd floor. The rental apartments should average 877 square feet apiece, with 169 of them renting at below-market rates through the housing lottery. Brookfield Properties is the developer with Skidmore, Owings & Merrill behind the design and SLCE Architects serving as the architect of record. Completion is expected in fall 2017, though occupancy is expected earlier.
Over the summer of 2015, YIMBY revealed renderings of New Empire Real Estate’s planned high-rise residential tower at 131 East 47th Street, in Midtown East, and now new building applications have been filed with the Department of Buildings. The new 122-unit building will encompass 173,059 square feet and will rise 49 stories, or 581 feet, above street level. The 48th floor will contain a full-floor penthouse, and floors 13, 36, and 49 will contain mechanical equipment.
YIMBY last checked in on the 65-story, 268-unit residential tower being built at 252 East 57th Street, in Midtown East, back in October of 2015, when the structure topped out at 715 feet above street level. Since then, glass installation has been rapidly underway to encapsulate the residential interiors, which will eventually contain a total of 93 condominiums and 175 rental apartments. Since then, demolition has been completed and, thanks to a YIMBY reader, we have a new look at the coming hotel.
