Foundation Work Underway for 30-Story, 298-Key Hotel Project at 143 Fulton Street, Financial District

Foundation work is now beginning on the 30-story, 298-key hotel under development at 143 Fulton Street, in the Financial District. Progress on construction can be seen thanks to a photo posted to the forums. The latest building permits indicate the 364-foot-tall tower will encompass 128,690 square feet. It will contain retail space on the ground and second floors, followed by a restaurant on the third, and the hotel component on the fifth through 29th floors. Guest amenities include a fitness center and storage for 11 bikes. It’s not currently known who the hotel operator will be. YIMBY revealed a rendering of the project, being designed by SLCE Architects, back in March. Tribeca Associates is the developer and completion is expected in 2018.


43-22 Queens Street

54-Story, 790-Unit Residential Tower Rises Above Grade at 43-22 Queens Street, Long Island City

Construction is now a single story above street level at the site of a planned 54-story 790-unit tower at 43-22 Queens Street, in the Queens Plaza/Court Square section of Long Island City. The progress can be seen in an update by The Court Square Blog. The 580-foot-tall building will encompass 712,747 square feet. Its residential units, rental apartments, should average 763 square feet apiece. Amenities in the building are listed in YIMBY’s previous update in June, when foundation work was underway for the tower portion. Work is also underway on the six-story portions of the former Eagle Electric Manufacturing building, which will be converted into residential apartments and incorporated into the tower. Rockrose Development is the developer and SLCE Architects is behind the design. Completion is expected in late 2017.



242 Broome Street

Foundation Work Underway for Essex Crossing’s 14-Story, 55-Unit Mixed-Use Building at 242 Broome Street, Lower East Side

Foundation work is now underway for the 14-story, 55-unit mixed-use building under development at 242 Broome Street (a.k.a. Site 1), located on the corner of Ludlow Street on the Lower East Side. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user rbrome. The latest building permits indicate the new building will encompass 180,646 square feet. There will be 40,326 square feet of commercial-retail space across portions of the cellar through third floors. A bowling ally operated by Splitsville Luxury Lanes is expected to lease a significant amount of space. In addition, there will be 17,735 square feet of community facility space on the second through fourth floors. The space was once reserved for the Andy Warhol Museum, but plans for it have fallen through.

Whole Foods Market Leases 44,000 Square Feet at 1 Wall Street Conversion, Financial District

A Whole Foods Market will take up 44,000-square feet across the ground and second floors of 1 Wall Street, in the Financial District, Commercial Observer reported. The 50-story, 654-foot-tall office building – part of which is an individual landmark – is currently being converted into 155,000 square feet of commercial-retail space and 524 residential units. YIMBY reported on the Landmarks Preservation Commission’s approval of the planned alterations back in January and April. A rendering of the new store reveals that the Whole Foods will be located in the annex portion of 1 Wall Street. The annex portion is also being expanded at the top. Macklowe Properties is the developer. Robert A.M. Stern Architects and SLCE Architects are behind the architecture. The retailer is expected to open its doors in late 2018.
