432 East 14th Street

12-Story, 155-Unit Mixed-Use Complex Proposed at 432 East 14th Street, East Village

Benenson Capital Partners and Mack Real Estate Group have proposed a 12-story, 155-rental-unit mixed-use complex at the site of the former Peter Stuyvesant Post Office, at 432 East 14th Street in the East Village. The developers have applied for a variance with the Board of Standards and Appeals in attempt to build four stories higher than zoning allows, DNAinfo reported. The latest permits with the Buildings Department reflect the proposal. If the variance is granted, 9,131 square feet of retail space would be located on the ground and cellar levels. The residential units should average 743 square feet apiece, with 31 of them to rent at below-market rates. Amenities include bike storage space, private residential storage, a fitness center, laundry facilities, and multiple other “recreational rooms.” If the variance isn’t granted, YIMBY assumes the developer will move forward with previously filed plans, which call for an eight-story, 114-unit complex. SLCE Architects is the architect of record. Earlier this year, the first rendering was revealed of the eight-story project.


520 Park Avenue

54-Story, 33-Unit Residential Tower Rises Into Skyline, Receives Limestone Façade At 520 Park Avenue, Upper East Side

Last month, YIMBY brought you new renderings of the 54-story, 33-unit ultra-luxury residential tower under construction at 520 Park Avenue, located on East 60th Street in Lenox Hill. The building is now between 15 and 20 stories above street level, as seen in photos posted to the YIMBY Forums by Robert Walpole and ILNY, and can be seen for the first time from Central Park. Crews are also installing limestone to the structure’s western façade. The 781-foot-tall tower will encompass 251,892 square feet, and its condominium units should average an opulent 5,394 square feet apiece. The building’s amenities are all listed in our previous update. Zeckendorf Development is the developer and Robert A.M. Stern Architects is behind the design. SLCE Architects is serving as the architect of record. Completion is expected in 2017.



577 Ninth Avenue

28-Story Hotel-Residential-Retail Project Rises to 14th Floor at 577 Ninth Avenue, Hell’s Kitchen

Back in June of 2014, YIMBY revealed renderings of the planned 28-story mixed-use building at 577 Ninth Avenue (a.k.a. 400 West 42nd Street), located between West 41st and 42nd streets, on the southern end of Hell’s Kitchen. Construction has since kicked off at the site and the building is now 14 stories above street level, as seen in a photos posted to the YIMBY Forums. New details on the project have also been disclosed by The Real Deal. Once complete, the 218,872-square-foot building, dubbed Pod Times Square, will feature a 665-key hotel, 48 residential units, and 25,000 square feet of retail space across the cellar through second floors. The building will be operated by BD Hotels under the Pod Hotels brand. The apartments will be rented fully furnished by the hotel as Pod Pads. The one- and two-bedroom apartments will be located on the 23rd through 27th floors and will measure between 400 and 800 square feet apiece. Guest amenities include storage for 52 bikes, a lounge, private storage rooms, a fitness center, laundry facilities, and an indoor/outdoor recreational area on the 28th floor. Friedman Group and Landis Group are the developers, while SLCE Architects is the architect of record. Completion is expected in 2017.


21 East 12th Street

Complete Models Revealed of 22-Story, 52-Unit Mixed-Use Tower Planned at 21 East 12th Street, Greenwich Village

Back in March of 2016, YIMBY brought you the first renderings of the 22-story, 52-unit mixed-use building planned at 21 East 12th Street (a.k.a. 100 University Place), in Greenwich Village. Now, complete models of the building, crafted by Radii Inc., have been posted to the YIMBY Forums. The new tower will encompass 122,272 square feet. There will be 13,075 square feet of retail on the ground and cellar levels, in addition to 1,050 square feet of community facility space also on the street level. The residential units, which will be condominiums, should average 2,076 square feet apiece. Amenities include a parking garage in the sub-cellar, storage for 27 bikes, a fitness center, a lounge, and an outdoor terrace on the second floor. William Macklowe Company is the developer, while Annabelle Selldorf Architects is designing the building. SLCE Architects is serving as the architect of record. The site’s former four-story building was demolished earlier this year.
