Schematic Posted For 15-Story, 46-Unit Residential Project At 41-32 27th Street, Long Island City

Late last year, YIMBY reported on applications for a 15-story hotel at 41-32 27th Street, in Long Island City, and since then, filings have been amended to instead build a 46-unit apartment building. Today, the site has been cleared of its two-story predecessor and almost completely excavated, per The Court Square Blog. The new building will measure 34,409 square feet, which means units will average 748 square feet apiece. A 1,131 square-foot outdoor space is also planned on the roof. Arc Architecture + Design Studio is designing, and completion is expected in early 2017.

Earlier this year, Curbed revealed a rendering of the 20-story, 110-unit mixed-use building planned at 42-10 27th Street, in Long Island City, and now foundation work is underway at the site, according to The Court Square Blog. The building will measure 90,153 square feet in total, and includes 8,645 square feet of ground-floor retail space. Apartments will start on the third floor and average 741 square feet apiece; recreational space will be located on the 19th and 20th floors. Long Island City: Finally, an Emerging Skyline

Satellite skylines across the water from Manhattan are a curious phenomenon: they appear to stay frozen in time for decades until they hit sudden, and typically large, growth spurts. As Lower Manhattan was still reeling from the tragedy of 9/11, Jersey City sprouted a forest of cranes. East of the Financial District, the current decade has ushered Downtown Brooklyn’s skyscraper renaissance, as its solitary peaks are now morphing into manmade canyons. Yet as 2015 draws to a close, Long Island City is set to command development watchers’ attention, and the region’s perpetual skyline underdog is about to undergo a complete overhaul.

Seven-Story, 22-Unit Mixed-Use Building Filed At 36-37 31st Street, Long Island City

On the heels of filings for a 20-unit mixed-use building at 36-31 31st Street in Long Island City, another project is now set to rise next door. Yesterday, Thomas Zoitas filed applications for a seven-story, 22-unit mixed-use project at 36-37 31st Street. The building will measure a total 21,412 square feet, which includes 6,035 square feet of commercial space on the ground and second stories. Apartments will average nearly 700 square feet each, and the N and Q trains’ stop at 36th Avenue is at the intersection to the north. Anthony Morali’s Midtown-based Morali Architects is the architect of record, and an existing three-story building must first be demolished.
