Reveal For 15-Story, 43-Unit Apartment Building At 41-32 27th Street, Long Island City

Back in October of 2015, schematic drawings surfaced for the planned 15-story, 43-unit residential project at 41-32 27th Street, in the Queens Plaza section of Long Island City. A rendering of the new 43,808-square-foot building is now available, and Commercial Observer is reporting the developer, Hakimian Organization, has secured $15.5 million in construction financing. The residential units will be rental apartments and should average 800 square feet apiece. Amenities include private storage spaces, storage for 23 bikes in the cellar, a gym, and 1,131 square feet of rooftop recreational space. Robert Bianchini’s Forest Hills-based ARC Architecture + Design Studio is the architect of record, and David Howell Design is responsible for the interiors. Construction is underway and completion is expected in early 2017.

24-16 Queens Plaza South

22-Story, 117-Unit Residential Project Now Planned At 24-16 Queens Plaza South, Long Island City

Back in July of 2014, YIMBY reported on applications for a 14-story residential building at 24-16 Queens Plaza South, in the Queens Plaza section of Long Island City, but now a new developer, Greystone Property Development, has acquired the site for $23 million. Greystone plans to add 17 stories to the existing five-story commercial building, Crain’s reports. The 22-story, 100,000-square-foot project will include 117 residential units and 3,836 square feet of ground-floor retail space, according to building permits approved back in December of 2015. The residential units would spread across 86,529 square feet of space for average units of 740 square feet apiece, indicative of rentals. Amenities include an outdoor pool, a gym, meeting rooms, and a roof terrace. Woods Bagot is designing. The developer has already secured $39 million in construction financing.


Foundation Work Underway At 27-17 42nd Road, Long Island City

The story of development at 27-17 42nd Road is a testament to the ongoing rapid change within Long Island City’s landscape. When Star Tower was first proposed in 2008, it would have lived up to its name by shining on the Court Square skyline as its tallest residential building, offering luxury unmatched by any competitor in the area. As foundation work is underway for its successor, the neighborhood is at a point where a 25-story tower becomes infill, obscured by taller neighbors from nearly all directions. The perimeter basement wall appears complete, and work is in progress on interior foundations. The Department of Buildings lists 184 condominium units spread across 221,266 square feet of floor space. Hiwin USA is listed as the owner of the property while Milestone Construction is the contractor. When the 258-foot-tall building opens its doors in 2017, it will barely make a dent on the skyline, yet it will successfully fulfill its urban role as a building that respects its neighbors while maintaining an independent identity.
