58-Story Residential Tower Rising At 42-12 28th Street, Long Island City

Back in 2014, YIMBY revealed renderings of Heatherwood Communities’ planned 58-story, 477-unit residential tower at 42-12 28th Street, in Long Island City, at the same time excavation was starting. Now, the project is up to its tenth floor, according to The Court Square Blog. Glass installation has also started, and completion of the tower, dubbed 28 On 28th, is expected in 2017. Goldstein Hill & West is the architect, and $154 million in financing was provided by PNC Bank in May.

Work Wraps Up On 11-Story, 182-Unit Rental Building At 22-22 Jackson Avenue, Long Island City

Jeffrey Gershon’s 11-story, 182-unit rental building at 22-22 Jackson Avenue, in Long Island City, quickly went up over the past year, having reached its half-way point in December, and then topping out in April. Today, the finishing touches are being applied to the structure’s exterior, and glass installation is nearly complete, according to The Court Square Blog. ODA Architecture is designing, and the ground floor will feature 5,585 square feet of retail space. Completion is expected by the end of this year.

Developer Acquires High-Profile Site At 23-15 44th Drive, Long Island City

Earlier this year, Citigroup began advertising their development site at 23-15 44th Drive, in Long Island City, and now Jia Shu Xu’s C&G Empire Realty is acquiring the property for $143 million. The 36,000 square-foot site — a block from the Court Square stations serviced by the E, M, G and 7 trains — boasts roughly 780,000 square feet of building potential in the form of residential or commercial space. The new owner’s plans have not been disclosed, but existing three- and single-story structures must first be demolished.


25-19 43rd Avenue

Nine-Story, 86-Unit Condo Building Revealed At 25-19 43rd Avenue, Long Island City

In March, Ekstein Development began excavation at 25-19 43rd Avenue, in Long Island City, where a nine-story, 86-unit residential building is planned, and now Real Estate Weekly has renderings of the project, dubbed Dutch. The 86 condominiums will spread across 68,145 square feet of residential space, working out to an average unit of just 792 square feet. GF55 Partners is designing, while GACE Consulting Engineers is serving as the structural engineer. Foundation work is currently underway, per TCSB, and completion is slated for January 2017.


42-60 Crescent Street

10-Story, 40-Unit Condo Building Wraps Up At 42-60 Crescent Street, Long Island City

In September of 2014, work kicked off at 42-60 Crescent Street, in Long Island City, where Rising Developers Group is building a 10-story, 40-condo-unit residential building, with 2,310 square feet of retail space on the ground floor. Dubbed Factory House, the building topped-out in April. Now façade installation is wrapping up and scaffolding is coming down, The Court Square Blog reports. Alfredo Fredericks is the architect of record, and completion is expected later this year.
