New Renderings Show Tishman Speyer’s Residential Towers and Office Complex Under Development in Long Island City

As three residential skyscrapers begin their ascent skyward at 28-10 Jackson Avenue, in Long Island City, renderings for them have finally surfaced per the Wall Street Journal. The towers will stand 43, 45, and 53 stories, respectively, and will together encompass an enormous 1,687,776 square feet. There will be 1,900 residential units and 13,807 square feet of ground-floor retail space. In addition to a slew of amenities, the complex will sport a private 2.5-acre park in the center. Goldstein, Hill, & West Architects is behind the design. Tishman Speyer and H&R Real Estate Investment Trust are the developers.

Four Four-Story, Six-Unit Residential Buildings Filed at 21-20 45th Road, Long Island City

Brooklyn-based Leny Vays has filed applications for four four-story, six-unit residential buildings at 21-20 – 21-28 45th Road and 21-19 46th Avenue, in the Hunters Point section of Long Island City. Each of them will measure 4,883 square feet, which means the residential units should average 813 square feet apiece, indicative of rental apartments. The 15,000-square-foot assemblage, currently occupied by multiple single-story warehouses, spans 125 feet along 45th Road. Since each building will measure 25 feet across and there isn’t anything filed at 21-22 45th Road and 21-26 45th Road, two more are probably on the way, and the unit count could rise to 36. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record and demolition permits were filed in June.

Exterior Work Progresses at Nine-Story Queens Boro Tower, 41-04 27th Street, Long Island City

When YIMBY last reported on the residential building at 41-04 27th Street in northern Long Island City, at the end of June, it was noted that the nine-story project reached its topmost point. In the two months that have passed, the concrete frame has been sheathed in a curtain wall that looks ready to receive its panel cladding. The 32-unit property, developed by Great Stone Development and designed by Tan Architect, stands at the intersection of 27th Street and 41st Avenue. In conjunction with its equally-new neighbors, the building scale makes for an appropriate transition between the dense skyscraper district of Court Square to the south, and the traditional, rowhome-lined blocks of Dutch Kills to the north.

Eight-Story, 15-Unit Residential Building Rises Above Ground Floor at 42-83 Hunter Street, Long Island City

The eight-story residential building at 42-83 Hunter Street, located in the interior of Long Island City’s Court Square district, has risen above the ground level. The steel structure has been assembled for the first of the building’s eventual eight levels. The Lions Group NYC is developing the 15,948-square-foot, 15-unit project, designed by Jon Yung’s My Architect PC. Lions Group II, LLC is listed as the general contractor. The glass façade of the slender mid-rise would open upon a pocket park, which allows for sweeping vistas of the Long Island City skyline and Midtown Manhattan beyond.

42-60 Crescent Street

Construction Complete on 10-Story, 37-Unit Mixed-Use Building at 42-60 Crescent Street, Long Island City

Construction has finally been completed on the 10-story, 37-unit mixed-use building under development at 42-60 Crescent Street, in the Court Square/Queens Plaza section of Long Island City. Photos of the finished product can be seen on the YIMBY Forums. The building, called Factory House, measures 56,711 square feet and rises 109 feet above street level to the top of its bulkhead. It contains 2,309 square feet of ground-floor retail, followed by residential units on the floors above. They will be condominiums, ranging from one- to four-bedrooms and averaging 1,189 square feet apiece. Rising Developers Group is both the developer and design architect. Alfredo T. Fredericks’s Elmhurst-based architecture firm is the architect of record. Occupancy can probably be expected soon.
