27-Story, 168-Unit Residential Building Rises To Third Floor At 27-19 44th Drive, Long Island City

Foundation work kicked off in February for the 27-story, 168-unit residential building underway at 27-19 44th Drive, in the Court Square section of the Long Island City, and now The Court Square Blog reports the structure has since risen three stories above street level. The rapidly ascending 151,021-square-foot project, dubbed Watermark Court Square, will eventually host rental apartments ranging from studios to two-bedrooms. The residential units should average 730 square feet apiece and the ground-floor will feature 2,807 square feet of retail space. Amenities will include a rooftop terrace, a sky lounge, work lounges featuring meeting spaces, a garden, a café, and a fitness center. Twining Properties is the developer and Handel Architects is behind the design. Completion is currently expected in the summer of 2017.


44-26 Purves Street

33-Story, 270-Unit Residential Project Rises To 16th Floor At 44-26 Purves Street, Long Island City

It was in April of 2015 that YIMBY revealed renderings of the 33-story, 270-unit residential building planned at 44-26 Purves Street, in the Court Square section of Long Island City. Last November, construction of the structure was two stories above street level, and now the building is 16 stories up, as seen in photos by Tectonic. Once complete, the new building will encompass 247,934 square feet and its residential units should average 766 square feet apiece. The rental apartments will come in studio, one-, and two-bedroom configurations. A two-story podium will include much of the building’s 26,300 square feet of amenities as well as 2,600 square feet of retail space. The Gotham Organization and Brause Realty are the developers, with FXFOWLE Architects behind the design. Completion can be expected in 2017.



41-04 27th Street

Nine-Story, 32-Unit Mixed-Use Building Rises At 41-04 27th Street, Long Island City

In October of 2015, YIMBY revealed a rendering of the nine-story, 32-unit mixed-use building underway at 41-04 27th Street, in the Queens Plaza section of Long Island City. At the time, foundation work was underway, but now the structure is five stories above street level and rising, according to The Court Square Blog. The new building, dubbed Queens Boro Tower, will encompass 30,355 square feet and will feature 4,073 square feet of ground-floor retail space. Its residential units should average 654 square feet apiece, indicative of rental apartments. The Schedule A lists a fitness center in the cellar as an amenity. Rego Park-based Great Stone Development is behind the project and Chang Hwa Tan’s Queens-based Tan Architect is designing. Completion can probably be expected by 2017.
