Construction has reached street level on 204 4th Avenue, a 13-story residential building in Gowanus, Brooklyn. With L+Z Architecture as the executive architect and developed by Avery Hall and Gindi Capital, the 200,000-square foot structure will yield 193 rental units and 14,000 square feet of ground-floor retail space, and is part of a wave of upcoming residential projects that is expected to dramatically transform the neighborhood following the approved Gowanus rezoning. Leeding Builders Group is the general contractor for the half-acre property, which is alternately addressed as 655 Union Street and bound by Sackett Street to the north and Raul Vasquez Jr. Place to the south.

YIMBY Tours 1289 Lexington Avenue on Manhattan’s Upper East Side

YIMBY took a tour of 1289 Lexington Avenue, a 21-story residential building on Manhattan’s Upper East Side. Designed by HOK Architects and developed by Zeckendorf Development and The Stahl Team, the structure yields 61 condominium units designed by SheltonMindel in two- to five-bedroom layouts spanning 1,526 to 4,546 square feet, with sales and marketing led by BHS and Zeckendorf Marketing. The property is located at the corner of East 86th Street and Lexington Avenue directly above the 86th Street subway station, servicing the 4, 5, and 6 trains.

Façade Installation Nears Completion on FIT’s New Academic Building at 220 West 28th Street in Chelsea, Manhattan

Façade installation is nearing completion on Fashion Institute of Technology‘s ten-story New Academic Building at 220 West 28th Street in Chelsea, Manhattan. Designed by SHoP Architects, the 110,000-square-foot structure is engineered to LEED Gold standards and will yield classrooms, administrative offices, review and exhibition spaces, and a student quad illuminated by skylights. Forte Construction Corp. is the general contractor for the property, which sits on a shallow plot between Seventh and Eighth Avenues on the northernmost edge of the FIT campus.

Excavation Underway at 1491-1493 First Avenue on Manhattan’s Upper East Side

Excavation is underway at 1491-1493 First Avenue, the site of an upcoming 24-story residential building on the border of Lenox Hill and Yorkville on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, which purchased the property for $73.5 million in early 2022 from local developer Robert Chou. Previous figures put the height and floor count at 209 feet tall and 24 stories, though a new rendering spotted on site shows a much taller revision. It was last reported that there will be 94 condominium units with an average scope of around 1,900 square feet, 7,120 square feet of ground-floor retail space, and a cellar level. CP VII 78th Street Owner is the owner and Carmel Construction East is the general contractor for the project, which is located at the southwestern corner of First Avenue and East 78th Street.

Waterside At Xchange’s Glass Curtain Wall Progresses in Secaucus, New Jersey

Curtain wall installation is progressing on Waterside at Xchange, a 25-story residential building in Secaucus, New Jersey. Designed by Perkins Eastman and developed by Fraternity Meadows, the structure is also known as Building G in the 60-acre Xchange at Secaucus Junction complex and will yield 403 residential units atop a four-story parking garage. Waterside at Xchange is the tallest component in the 1,538-unit transit-oriented master plan, and is located on a formerly undeveloped plot between the Hackensack River and Brianna Lane.

Finishing Touches Underway on 109 East 79th Street on Manhattan’s Upper East Side

Finishing touches are wrapping up on 109 East 79th Street, a 20-story residential building on Manhattan’s Upper East Side. Designed by Steven Harris Architects and developed by Legion Investment Group, the 210-foot-tall structure yields 145,000 square feet and 31 condominium units ranging from two-bedroom layouts to five-bedroom full-floor penthouses, with the largest spanning over 6,000 square feet with a private rooftop terrace. Corcoran Sunshine Marketing Group’s Cathy Franklin Team is leading sales and marketing for the property, which is located on the north side of East 79th Street between Lexington and Park Avenues.

The Arabella at 4720 Third Avenue Tops Out Over Belmont, The Bronx

Last Thursday, YIMBY attended the topping out of The Arabella at 4720 Third Avenue, a nine-story residential building in the Belmont section of The Bronx. Designed by Ismael Leyva Architects and developed by Vertical Community Development and Sioni Group, the structure will yield 165 market-rate and affordable units designed by Marin Architects as well as retail space and a collection of amenities in the podium. DeSimone Structural Engineers is the structural engineer, REAL New York is handling leasing and marketing, and OmniBuild Construction is the general contractor for the project, which occupies a trapezoidal plot bound by East 189th Street to the north, East 188th Street to the south, Washington Avenue to the east, and Third Avenue to the west.

300 East 83rd Street’s Superstructure Rises on Manhattan’s Upper East Side

Construction is rising on 300 East 83rd Street, a 22-story residential building in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by Lalezarian Group, the 235-foot-tall structure will yield 84,266 square feet with 70 residential units, as well as cellar and ground-floor retail space. The homes will average 1,203 square feet, likely indicating condominiums. Hudson 37 LLC is the general contractor for the project, which is located at the corner of East 83rd Street and Second Avenue.

Curtain Wall Installation Resumes on 450 Eleventh Avenue in Hudson Yards, Manhattan

Exterior work is continuing on 450 Eleventh Avenue, a 51-story hotel skyscraper in Hudson Yards. Designed by DSM Design Group and developed by Marx Development Group, the 642-foot-tall structure will yield 379 guest rooms, a business center, a ballroom, and a fourth-floor restaurant with a bar and outdoor terrace. Atria Builders is the general contractor for the project, which is located at the corner of West 37th Street and Eleventh Avenue, directly across from the Jacob K. Javits Center.

Foundations Underway for Extell’s 403 East 79th Street on Manhattan’s Upper East Side

Foundation work is underway at 403 East 79th Street, the site of a 30-story medical office building in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell Development Company, the structure will yield 400,000 square feet of Class A offices and retail space on the ground floor and cellar levels. The Hospital for Special Surgery has signed on as the anchor tenant and will occupy 200,000 square feet across the first eight stories. Ancora Engineering is the engineer of record and Lendlease is the general contractor for the property, which is alternatively addressed as 1522 First Avenue and located between East 79th and East 80th Streets.
