THE 74 Closes in on Final Stories at 201 East 74th Street on Manhattan’s Upper East Side

Kicking off YIMBY’s annual year-end construction countdown of the 31 tallest buildings under construction in New York City is THE 74, a rising 32-story residential tower at 201 East 74th Street on Manhattan’s Upper East Side. Designed by Pelli Clarke & Partners with SLCE Architects as the architect of record and developed by Elad Group, which purchased the property for $61 million in April 2022, the 420-foot-tall structure will yield 42 condominium units and an accompanying collection of residential amenities. Rafael de Cardenas is the interior designer for the amenity spaces and the residences, which are being marketed by Corcoran Sunshine Marketing Group and will include half-floor two- and three-bedroom units, full-floor four- and five-bedroom homes, a single free-standing townhome, and a duplex penthouse. Press Builders is the general contractor for the project, which is alternately addressed as 1299 Third Avenue and located on an interior lot facing Third Avenue with two small panhandle extensions to East 74th and East 75th Streets.

Demolition Wraps for Upcoming 68-Story Skyscraper at 100 West 37th Street in Midtown, Manhattan

Demolition is finishing up at 100 West 37th Street, the site of an upcoming 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

Foundations Take Shape for KIPP NYC Charter School at 75 Canal Street West in Mott Haven, The Bronx

Foundation work continues at 75 Canal Street West, the site of a seven-story, 1,400-seat charter school in Mott Haven, The Bronx. Designed by Perkins Eastman, the 70-foot-tall ground-up project will span 150,000 square feet for the KIPP NYC network of public charter schools located across The Bronx, Brooklyn, and Manhattan. KIPP purchased the property, which is bound by Canal Street West, Park Avenue, and East 138th Street, for $21.7 million in the summer of 2021.

450 Grand Nears Completion at 450 Grand Avenue in Clinton Hill, Brooklyn

Exterior work is nearing completion on 450 Grand, a seven-story residential building at 450 Grand Avenue in Clinton Hill, Brooklyn. Designed by Issac & Stern Architects and developed and built by Citi Builders NY under the 450 Grand Ave Owner LLC, the 80-foot-tall structure will yield 42 condominium units spread across 35,296 square feet with interiors by Durukan Design, and 6,089 square feet of commercial space. The Scott | Robles Team at Douglas Elliman Development Marketing Group is leading sales an marketing for the property, which is located by the intersection of Grand Avenue and Fulton Street, just north of Putnam Triangle.

87 Irving Place Tops Out in Clinton Hill, Brooklyn

Construction has topped out on 87 Irving Place, a seven-story residential building in Clinton Hill, Brooklyn. Designed by Asher Hershkowitz Architect and developed and built by Robert Michaeli of Brooklyn B Company Group under the 87 Irving Realty LLC, the 83-foot-tall project consists of a new three-story addition atop a former school building, and will yield 30 rental units with an average scope of 492 square feet and a 35-foot-long rear yard. The property is located on an interior lot between Putnam Avenue and Fulton Street.

Arris Grand Nears Completion At 445 Grand Avenue in Clinton Hill, Brooklyn

Construction is approaching the finish line on Arris Grand, a nine-story residential building at 445 Grand Avenue in Clinton Hill, Brooklyn. Designed by Fogarty Finger Architects and developed by Ranger Properties, the 110-foot-tall structure spans 120,809 square feet and will yield 113 market-rate and affordable rental units, 7,652 square feet of ground-floor commercial space, and a 4,362-square-foot community center for the Seventh Day Adventist Church. KD Sagamore Capital is listed as the owner, Corcoran New Development is the exclusive marketing and leasing agent, and Titanium Construction Services is the general contractor for the property, which is located at the corner of Grand Avenue and Fulton Street.

374 Classon Avenue Wraps Up Construction in Clinton Hill, Brooklyn

Exterior work is wrapping up on 374 Classon Avenue, a four-story residential building in Clinton Hill, Brooklyn. Designed by Saleh & Associates and developed by Arie Bar Chaim of Brooklyn AZ Inc., the 50-foot-tall structure spans 5,898 square feet and yields seven rental units with an average scope of 842 square feet, a 37-foot-long rear yard, and one enclosed parking space. Brooklyn AZ Inc. 289 also served as the general contractor for the property, which is located by the corner of Classon and Greene Avenues.

118-124 Tenth Avenue Awaits Construction Activity in Chelsea, Manhattan

Rounding out our Turkey Week rundown of stalled and on-hold projects in New York City is 118-124 Tenth Avenue, a planned ten-story commercial building in Chelsea, Manhattan. Initially developed by Real Estate Equities Corporation (REEC), which acquired the adjacent properties at 118 and 124 Tenth Avenue for $21 million in 2017, the project was expected to yield 100,000 square feet of office and ground-floor retail space. REEC completed demolition of the former low-rise occupants of the parcel, but progress stalled shortly thereafter. Signs posted on site indicate that GDSNY has taken over as developer and the building’s scope has been expanded to 155,000 square feet. The signs also list Triton Construction as the general contractor for the project, which is located along Tenth Avenue between West 17th and West 18th Streets, across from the High Line.

Work Remains Stalled on KPF-Designed Skyscraper at 3 West 29th Street in NoMad, Manhattan

At number five on our Turkey Week rundown of stalled and on-hold projects is 3 West 29th Street, a planned 34-story skyscraper in NoMad. Originally designed by Bjarke Ingels Group and developed by HFZ Capital Group, the 551-foot-tall structure, dubbed “29th & 5th,” was expected to yield 600,000 square feet of office space, but work shut down after HFZ defaulted on the project. Vanbarton Group purchased the development in the ensuing foreclosure sale and retained Kohn Pedersen Fox to redesign the building, but progress has yet to materialize. The through-block property is located between Fifth and Sixth Avenues adjacent to Marble Collegiate Church, and extends north to West 30th Street.

540 West 21st Street Remains Stalled in Chelsea, Manhattan

The fourth entry on our Turkey Week rundown of stalled projects is 540 West 21st Street, a 20-story mixed-use building in Chelsea, Manhattan. Designed by Adamson Associates and originally developed by Casco Development Corp. under the 540 West 21st Street LLC, the 250-foot-tall structure was planned to yield 34 condominium units with an average scope of 3,370 square feet, as well as 43,510 square feet of commercial space. Suffolk Construction Company was the contractor for the project, which is located at the corner of West 21st Street and Eleventh Avenue, directly across from Hudson River Park.
