Seven-Story, 45,700-Square-Foot Office Building Filed at 31 Spencer Street, Bedford-Stuyvesant

A Brooklyn-based property owner has filed applications for a seven-story, 45,728-square-foot mixed-use commercial building at 31 Spencer Street, located in the northwestern corner of Bedford-Stuyvesant. The 81-foot-tall project will feature a 59-car parking garage on the ground floor, 29,474 square feet of medical office space across the ground-floor mezzanine through fourth floors, and 16,254 square feet of commercial offices on the fifth through seventh floors.


18 Spencer Street

11-Story, 58,700-Square-Foot Office Building Filed at 18 Spencer Street, Bedford-Stuyvesant

Brooklyn-based Loketch Group has filed applications for an 11-story, 58,662-square-foot mixed-use commercial building at 18 Spencer Street, located in northwestern Bedford-Stuyvesant. There will be 12,313 square feet of office space across the third through fifth floors, followed by 20,696 square feet of medical office space on the sixth through 11th floors. An 80-vehicle parking garage will take up two below-grade floors as well as the first two above-grade floors. Queens-based NY Building Associates Inc. is the applicant of record. The 7,000-square-foot plot enclosed by a single-story gate, which must first be demolished.


91 Franklin Avenue

Four-Story, Eight-Unit Residential Building Proposed at 91 Franklin Avenue, Bedford-Stuyvesant

An anonymous Brooklyn-based LLC has filed applications for a four-story, eight-unit residential building at 91 Franklin Avenue, located in northwestern Bedford-Stuyvesant. The project would measure 16,195 square feet and its residential units should average 1,567 square feet apiece, indicative of apartments with family-sized configurations. Boaz Golani’s Brooklyn-based BEAM Group is the architect of record. The 5,000-square-foot site is occupied by a three-story townhouse and a single-story garage. Demolition permits have not been filed at this time. The project will have to receive approval through the city’s Uniform Land Use Review Procedure (ULURP) since the site is located in a manufacturing district.


37 Herkimer Street

Four-Story, Six-Unit Residential Project Planned at 37 Herkimer Street, Bedford-Stuyvesant

Brooklyn-based Bawabeh Realty Holdings has filed applications for a four-story, six-unit residential project planned at 37 Herkimer Street, located in southwestern Bedford-Stuyvesant. The new building will measure 5,688 square feet and its residential units should average 664 square feet apiece, indicative of rental apartments. There will be two apartments per floor on the ground and second floors, followed by two larger apartments across both the third and fourth floors. Aryeh Siegel’s Hudson Valley-based firm is the architect of record. The 2,000-square-foot lot is vacant.


819 Lexington Avenue

Five-Story, 10-Unit Residential Building Planned at 819 Lexington Avenue, Bedford-Stuyvesant

East Coast Realty has filed applications for a five-story, 10-unit residential building at 819 Lexington Avenue, located on the eastern end of Bedford-Stuyvesant. The project will measure 10,466 square feet and its residential units should average 748 square feet apiece, indicative of rentals. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The 25-foot-wide, 2,500-square-foot lot is occupied by a single-story warehouse. Demolition permits have not been filed at this time.
