Four-Story, Eight-Unit Residential Building Filed At 366 Gates Avenue, Bedford-Stuyvesant

Great Neck-based property owner Rafael Reihanian has filed applications for a four-story, eight-unit residential building at 366 Gates Avenue, in western Bedford-Stuyvesant, located eight blocks north of the Nostrand Avenue stop on the A and C trains. The new building would measure 7,448 square feet in total and its residential units should average 678 square feet apiece, indicative of rental apartments. Two ground-floor units will also feature space in the building’s cellar level. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The 25-foot-wide, 2,750-square-foot lot is currently vacant.

Four-Story, Two-Unit Residential Project Coming To 221 Franklin Avenue, Bedford-Stuyvesant

Property owner Moses Waldman has filed applications for a four-story, two-unit residential building at 221 Franklin Avenue, in western Bedford-Stuyvesant, located three blocks from the Classon Avenue stop on the G train. The structure will measure a total 8,714 square feet. One unit will span the ground and second floors, and the second unit will take up the third and fourth floors. The apartments should average a very spacious 2,983 square feet apiece, which means family-sized condominiums are surely in the works. Mt. Vernon, N.Y.-based Jeffrey Sandor Orling Architect is the architect of record. The 25-foot-wide lot is currently occupied by a two-story wood-framed townhouse.

Construction Wraps on Eight-Story, 70-Key Hotel at 1080 Broadway, Bedford-Stuyvesant

New building applications were originally filed back in 2013 for an eight-story, 70-key hotel at 1080 Broadway, on the edge of Bedford-Stuyvesant, located two blocks from the Kosciuszko Street stop on the J train. DNAinfo now reports construction on the hotel is nearly complete. The structure measures a total 34,365 square feet and the ground floor will host retail space. The project will also host cultural events and presentations. When it opens in 2017, the hotel will be operated by Red Lion Hotels Corporation’s Hotel RL brand. ABCNY is the developer and Salamon Engineering Group is the applicant of record.

Four-Story, Two-Unit Townhouse Coming To 168 Monroe Street, Bedford-Stuyvesant

Elad Ben-Kimon, doing business as a Brooklyn-based LLC, has filed applications for a four-story, two-family residential building at 168 Monroe Street, in western Bedford-Stuyvesant, located seven blocks north of the Nostrand Avenue stop on the A/C trains. The new building will measure 3,900 square feet in total. One unit would be located on the ground-floor/basement level, and the second unit would span the second through fourth floors in a townhouse-style fashion. Arnold Montag’s Great Neck-based AM/PM Design & Consulting is the architect of record. Demolition permits were filed back in January to raze the 20-foot-wide lot’s existing two-and-a-half-story house.
