Four-Story, Eight-Unit Residential Building Filed At 366 Gates Avenue, Bedford-Stuyvesant

Great Neck-based property owner Rafael Reihanian has filed applications for a four-story, eight-unit residential building at 366 Gates Avenue, in western Bedford-Stuyvesant, located eight blocks north of the Nostrand Avenue stop on the A and C trains. The new building would measure 7,448 square feet in total and its residential units should average 678 square feet apiece, indicative of rental apartments. Two ground-floor units will also feature space in the building’s cellar level. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The 25-foot-wide, 2,750-square-foot lot is currently vacant.

Four-Story, Two-Unit Residential Project Coming To 221 Franklin Avenue, Bedford-Stuyvesant

Property owner Moses Waldman has filed applications for a four-story, two-unit residential building at 221 Franklin Avenue, in western Bedford-Stuyvesant, located three blocks from the Classon Avenue stop on the G train. The structure will measure a total 8,714 square feet. One unit will span the ground and second floors, and the second unit will take up the third and fourth floors. The apartments should average a very spacious 2,983 square feet apiece, which means family-sized condominiums are surely in the works. Mt. Vernon, N.Y.-based Jeffrey Sandor Orling Architect is the architect of record. The 25-foot-wide lot is currently occupied by a two-story wood-framed townhouse.

Construction Wraps on Eight-Story, 70-Key Hotel at 1080 Broadway, Bedford-Stuyvesant

New building applications were originally filed back in 2013 for an eight-story, 70-key hotel at 1080 Broadway, on the edge of Bedford-Stuyvesant, located two blocks from the Kosciuszko Street stop on the J train. DNAinfo now reports construction on the hotel is nearly complete. The structure measures a total 34,365 square feet and the ground floor will host retail space. The project will also host cultural events and presentations. When it opens in 2017, the hotel will be operated by Red Lion Hotels Corporation’s Hotel RL brand. ABCNY is the developer and Salamon Engineering Group is the applicant of record.

Four-Story, Two-Unit Townhouse Coming To 168 Monroe Street, Bedford-Stuyvesant

Elad Ben-Kimon, doing business as a Brooklyn-based LLC, has filed applications for a four-story, two-family residential building at 168 Monroe Street, in western Bedford-Stuyvesant, located seven blocks north of the Nostrand Avenue stop on the A/C trains. The new building will measure 3,900 square feet in total. One unit would be located on the ground-floor/basement level, and the second unit would span the second through fourth floors in a townhouse-style fashion. Arnold Montag’s Great Neck-based AM/PM Design & Consulting is the architect of record. Demolition permits were filed back in January to raze the 20-foot-wide lot’s existing two-and-a-half-story house.

Vacant lots are quickly becoming a thing of the past in Bed-Stuy, where developers are snatching them up and building little residential projects. Today YIMBY has the reveal for a four-story rental building under construction at 655 Quincy Street, between Stuyvesant Avenue and Malcolm X Boulevard.

Ronen Ben-Josef, doing business as a Midtown-based anonymous LLC, has filed applications for a five-story, eight-unit residential building at 277 Throop Avenue, in northern Bedford-Stuyvesant, located five blocks from the Myrtle Avenue stop on the J, M, and Z trains. The new building will encompass 7,492 square feet, which means its residential units will average a relatively spacious 937 square feet apiece. The units appear to be family-sized rentals, and amenities include tenant storage in the cellar. There will be two apartments per floor on the first three floors and then two duplexes spread across the fourth and fifth floors. Westchester-based Peter Klein Associates is the applicant of record. Demolition permits were filed back in October to raze the site’s dilapidating two-story townhouse.

The structure will encompass 10,733 square feet and its residential units will average 750 square feet apiece, indicative of rental apartments. There will be two apartments on each floor. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The 25-foot-wide lot is currently vacant.

Brooklyn-based property owner Joel Jacob, doing business through an anonymous LLC, has filed applications for a four-story, three-unit residential building at 344 Willoughby Avenue, in northwestern Bedford-Stuyvesant, located in a neighborhood that’s predominantly populated by Hasidic Jews. The structure will encompass 6,031 square feet and all the three units will be duplexes. One duplex will span the ground and second floors, while two duplexes will share the third and fourth floors. That works out to family-sized units averaging a very spacious 2,010 square feet apiece. Maspeth-based Genaro R. Urueta is the applicant of record. The 34-foot-wide plot is currently occupied by two two-story townhouses and demolition permits have not yet been filed.

Queens-based property owner Idan Cohen has filed applications for a four-story, seven-unit residential building at 846 Quincy Street, in eastern Bedford-Stuyvesant, located two blocks from the Gates Avenue stop on the J and Z trains. The structure will measure 5,000 square feet and there will be two apartments per floor on the ground through third levels. The project’s residential unit on the fourth floor will feature additional space in a fifth-floor penthouse. The residential space listed on permits is misleading, with only 3,000 square feet allotted for the seven units, which would work out to an average size of about 429 square feet. Still, apartments here will probably be rentals. Woody Chen’s Infocus Design & Planning is the architect of record, and the 25-foot-wide lot has been long vacant.
