Permits Filed for 1032 Intervale Avenue, Foxhurst, Bronx

A vacant lot in the Bronx’s Foxhurst neighborhood is about to sprout an eight-story building. Applications filed by the Stagg Group show the structure will have a total area of about 56,000 square feet, of which, 42,509 square feet will be residential space, to be divided amongst 63 rental apartments. There will be nine units per floor, as well as a 17-car parking garage on the first floor of the project. There will also be another 15 parking spaces in an off-street surface parking lot. Edmund Fogel of WMW Architects, P.C. is listed as the architect of record, and the site is located one block north of the Intervale Avenue stop on the 2 and 5 trains.

Permits Filed for 1001 Whitlock Avenue, South Bronx

Back in February, YIMBY reported the Ader Group wanted to rezone a site at 1125 Whitlock Avenue, in the South Bronx, revealing the developer’s plans for the all-affordable project in the process. Now, applications have been filed with the Department of Buildings for the first phase, at 1001 Whitlock Avenue, which will consist of a 14-story structure with 243 apartments spanning 201,284 square feet of residential space. There will also be an 8,998 square-foot community facility component. Newman Design Architects PLLC are listed as the architect of record, and completion is expected by 2019. At that point, work will begin on the second building, which will bring the total number of apartments in the complex up to 474.

When it comes to integrating PTACs into new buildings, the outcome is almost always disastrous from both environmental and aesthetic perspectives. While the environmental problems are difficult or outright impossible to mitigate, YIMBY may have found one of the very first examples where the aesthetic issues have been successfully solved, in the Bronx’s Morrisania neighborhood, though whether the renderings for 1007 Union Avenue translate into reality remains to be seen.

Permits Filed for 370 East 158th Street, Melrose, The Bronx

New building applications have been filed for a seven-story mixed-use project at 370 East 158th Street, in The Bronx’s Melrose neighborhood. The site is currently occupied by a dilapidated three-family home, for which demolition permits were pulled last November. The new occupant will contain a 2,082 square-foot community facility on the first floor, topped by 8,458 square feet of residential space up above, which will be divided amongst 12 units, for a rental-sized average of just over 700 square feet. Ling Li of Li Architect Associate, PLLC, is the architect of record, and Nasser Rachid is the site’s developer.
