Four Residential Units Planned for 2414 Bouck Avenue, Pelham Gardens

Property owner Daudi Rodriguez has filed applications for two two-story, two-unit residential buildings at the lots 2414-2416 Bouck Avenue, in Pelham Gardens. The four residential units will be split across nearly 6,900 square feet of residential space, and Jung Y. Shin is the architect of record. An existing two-story, single-family building must first be demolished.

Property owner Gjergj Lunaj has filed applications for two three-story, four-unit residential buildings spanning 817-819 East 218th Street, in Williamsbridge. The eight residential units will be divided over 7,140 square feet of residential space, and Fred Geremia is designing. The existing 2.5-story, two-unit wood-framed structure was approved for demolition in February.

Four-Family Townhouse Planned for 1342 Prospect Avenue in Foxhurst, South Bronx

Ben Shavolian, the head of L’Ermitage LLC, has filed applications for a four-story, four-unit residential building at the vacant lot at 1342 Prospect Avenue, in the Foxhurst section of the south Bronx. The building will measure 4,770 square feet, and Gerald Caliendo is designing. The site’s two-story predecessor was demolished by the HDP in 1994.


3707 Blackstone Avenue

Eight-Story, 68-Unit Rental Building To Rise at 3707 Blackstone Avenue, West Bronx

Abraham Strulovitch had originally filed applications in December, during the building code crunch, for a residential project at 3707 Blackstone Avenue, in the more built-up southern portion of Riverdale. Amendments to the plan now call for an eight-story, 68-unit residential building measuring 40,520 square feet, which will span 3707-3719 Blackstone Avenue and 620 West 238th Street. The average unit will fall just short of 600 square feet, likely indicating rentals, and Shahriar Afshari is designing. The site has been rid of its two-story predecessor, which sat dilapidated until its demise in 2014.
