Pelli Clarke Pelli-Designed 138 East 50th Street Nears Full Completion in Midtown East, Manhattan

Topping out just over a year ago, 138 East 50th Street is now the 19th-tallest skyscraper under construction in New York City. Standing 803 feet to its rooftop, the project is being designed by Pelli Clarke-Pelli and developed by Ceruzzi Properties, while SLCE Architects is the architect of record. Inside, there are 124 condominiums spread among 63 floors, covering a total scope of over 253,000 square feet. Each unit will average around 1,700 square feet. The site is located between Third and Lexington Avenue, in Midtown East.

Planned Skyscraper at 131-141 East 47th Street Appears Stalled, Likely Another Casualty Of Chinese Capital Outflow Restrictions in Midtown East, Manhattan

YIMBY’s recent reportage on a new wave of failed development sites has yet another likely addition. Renderings for the new look of 131-141 East 47th Street were revealed by YIMBY back in April of 2016, and since then, the site for the 49-story, 122-unit residential tower has been cleared of the previously extant structures. However, over two years post-demolition, work has appeared to come to a grinding halt, with no subsequent progress yet visible. The project is being developed by New Empire Real Estate, with SLCE Architects leading design, with the Chinese crackdown on capital outflows a likely explanation for the apparent pause in construction.

118 East 59th Street Appears to Be Manhattan’s First Major Casualty of Chinese Capital Crackdown, in Midtown East

The last update YIMBY had for 118 East 59th Street was back in July of 2015, when the SCDA Architects-designed tower launched its promotional website and renderings. Now, the Midtown East site has been cleared of the previous buildings that once stood, and is a partially excavated open pit, replete with its own lake and new surrounding greenery. Permits were filed for the 470-foot, 38-story residential tower back in September 2014. SLCE Architects is the architect of record, while SCDA is designing both the exterior and the interiors of the 29 residential units that were expected to span around 2,400 square feet each. The developer of the project is Hong Kong-based Euro Properties, however, given the site’s current condition three years after groundbreaking was anticipated, current plans may be scuttled.

Work Appears Stalled for ODA-Designed 303 East 44th Street in Midtown East, Manhattan

Today YIMBY has an update on progress, or lack thereof, for 303 East 44th Street, situated along East 44th Street between First and Second Avenues in Midtown East, which is tentatively set to stand 600 feet to its rooftop. The tower is being designed by ODA Architects and developed by Triangle Assets, with 44 condominiums spanning between 1,000 to 2,000 square feet apiece. Renderings were revealed nearly three years ago in 2015, however, since then, there has been no clear progress. The site is still home to two small red buildings, one of which is four stories tall, and the other standing three stories. It is unclear when they will come down, but it is most certain that they are still standing.
