YIMBY went to visit the upper floors of 570 Broome Street and see the skyline views from the completed 25-story residential building in Hudson Square. Designed by Builtd with Skidmore Owings & Merrill handling the lobby and interiors, and developed by Soho Broome Condos LLC, the building yields 54 condominiums that are currently 80 percent sold. The property is bound by Broome Street to the south, Varick Street to the east, Dominick Street to the north, and the entrance lanes to the Holland Tunnel and Hudson Street to the west.
Construction has topped out at 219 Hudson Street, a ten-story mixed-use building in Hudson Square. Designed by Rawlings Architects and developed by the Joel Braver, the project will yield 14 residential units, ground-floor retail space, and a community facility. The site is located at the crossroads of Broadway and Canal Street, just to the west of the entrance to the Holland Tunnel.
Excavation is progressing at 561 Greenwich Street, the site of a 19-story, 260,000-square-foot commercial building in Hudson Square. Designed by COOKFOX Architects and developed by Hines and Trinity Church Wall Street, the project will yield 199,353 square feet of newly built office space. The site is located between King Street and Charlton Street.
Construction is now complete on 111 Varick Street, a 30-story residential tower in Hudson Square. Designed by S9 Architecture and developed by Extended, the property contains 100 rental units in a mix of studio, one-, and two-bedroom layouts. Pricing begins at $4,000 per month for studio apartments. Compass Development Marketing Group is the exclusive leasing and marketing agent for the property with leasing already having launched at the end of 2020. The building stands at the corner of Varick Street and Broome Street.
Exterior work is approaching completion on 102 Charlton Street, a 21-story, 210-foot-tall residential building in Hudson Square. The 59,323-square-foot project is designed by Ismael Leyva Architects and is being developed by Lalezarian Properties, which purchased the property in 2010 for $4 million. The 61-unit building is located between Greenwich Street and Hudson Street and features a dramatic cantilever that completely overhangs the roof of the abutting low-rise residential structure.
