LPC To Review Proposal For 20-Story Tower at 257 Canal Street In Soho, Manhattan

On Tuesday, August 4, the New York City Landmarks Preservation Commission (LPC) will review plans for 257 Canal Street, a 20-story affordable housing building in Soho, Manhattan. Designed by BKSK Architects and developed by Alembic Community Development and The Children’s Village, the 222-foot-tall structure will yield 88 permanently affordable rental units, plus a superintendent’s apartment. The project will also include a one-story retail base and a second floor of social services and community spaces. The property is located on the north side of Canal Street between Lafayette Street and Broadway, within the Soho Cast Iron Historic District Extension.

AVIVA Two-Building Development Wraps Up Construction at 189 Phillip Street In Jersey City, New Jersey

Work is finishing up on AVIVA, a pair of 12-story rental buildings at 189 Phillip Street in Jersey City, New Jersey. Designed by GRT Architects in collaboration with Ismael Leyva Architects and developed by Alpine Residential, the development yields 500 rental units. The project also includes approximately 4,000 square feet of ground-floor retail, a landscaped water garden accessible to residents and the public, a rooftop pool and lounge, and a parking garage with electric vehicle charging stations. AVIVA sits at the eastern edge of Liberty State Park, adjacent to the Liberty Science Center and within the emerging SciTech Scity district.

Excavation is underway at 655 Madison Avenue, the site of a 74-story mixed-use supertall skyscraper on Manhattan’s Upper East Side. Designed by Beyer Blinder Belle and developed by Extell, the 1,162-foot-tall structure will span 764,698 square feet and yield 154 condominium units with an average scope of 3,091 square feet. The project will also include approximately 233,000 square feet of office and retail space on the lower levels. The property is located at the northeast corner of Madison Avenue and East 60th Street.

Designed by Daniel Condatore and developed by Zelig Weiss of Riverside Developers under 545 Coney Island LLC, the 70-foot-tall structure will span 51,026 square feet and yield 74 rental units with an average scope of 640 square feet. The project will also include 3,627 square feet of commercial space, a cellar, and 37 enclosed parking spaces. The property is located between Webster Avenue and Newkirk Avenue.
