Lever House Completes $100 Million Renovation At 390 Park Avenue In Midtown East, Manhattan

Renovation work has concluded on Lever House, a landmarked 21-story International Style office tower at 390 Park Avenue in Midtown East. Designed by Skidmore, Owings & Merrill and developed by WatermanClark, Brookfield Properties, Higgins Quasebarth & Partners, Integrated Conservation Resources, and Integrated Conservation Contracting, the project involved an overhaul of the ground-floor pedestrian plaza, main lobby, and ventilation and sustainability systems of the 307-foot-tall, 71-year-old structure, as well as the construction of new amenity spaces. Marmol Radziner was the interior designer and Pavarini McGovern was the general contractor for the property, which is located along Park Avenue between East 53rd and 54th Streets.

Foundation Work Progresses at 1491-1493 First Avenue on Manhattan’s Upper East Side

Foundation work is progressing at 1491-1493 First Avenue, the site of a 35-story residential building on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, which purchased the property for $73.5 million in early 2022 from local developer Robert Chou, the 404-foot-tall structure will yield 206 condominium units, 7,120 square feet of ground-floor retail space, and a cellar level. CP VII 78th Street Owner is the owner and Carmel Construction East is the general contractor for the project, which is located at the southwestern corner of First Avenue and East 78th Street.

Updated Plans Revealed for 231 East 94th Street Skyscraper on Manhattan’s Upper East Side

Revised plans have been announced for 231 East 94th Street, an upcoming 46-story residential skyscraper in the Yorkville section of Manhattan’s Upper East Side. Designed by Hill West Architects and developed by The Chapman Group, the 524-foot-tall structure will span 385,831 square feet and yield 452 units in studio- to two-bedroom layouts with 113 of the homes dedicated to affordable housing, as well as ground floor commercial and community facility spaces and a rear yard. The development will replace two low-rise parking garages, an auto repair shop, and a vacant five-story apartment building between Second and Third Avenues.

UNLMTD Real Estate and FIAT Announce Partnership for Development of FIAT House in Fort Lee, NJ

Recently Modern Spaces took over marketing and sales for BLVD, a 10-story condo tower in Forest Hills, Queens. Developed by RJ Capital Holdings with architecture by Jarmel Kizel Architects and Engineers and interiors by The Design High, the 74-unit development is located at 107-06 Queens Boulevard between 70th and 71st Avenues and facing MacDonald Park. The Alexander Pereira Team of Modern Spaces is exclusively handling sales for the building with the new development 74 percent sold out and four new contracts signed.

Work is taking shape at 309 East 94th Street, the future site of an eight-story 200,000-square foot life sciences facility on Manhattan’s Upper East Side. Designed by Perkins + Will and developed by Elevate Research Properties, the life sciences subsidiary of Taconic Partners, Nuveen Real Estate and Flatiron Equities, the building is going to be expanded, recladded, and fully renovated. The project will be called the Iron Horse Labs, named after New York Yankees legend Lou “Iron Horse” Gehrig who was born at the same address. 309 East 94th Street Property Owner LLC is listed as the owner and JRM Construction Management is the general contractor for the property, which is situated on a large interior lot between First and Second Avenues.

The Wellington’s Renovation and Expansion Progresses at 1290 Madison Avenue on Manhattan’s Upper East Side

Construction and renovations are progressing on The Wellington, a historic six-story, 25,000-square-foot building at 1290 Madison Avenue in the Carnegie Hill section of Manhattan’s Upper East Side. Designed by Page Ayres Cowley Architecture, LLC for 1290 Madison LLC, the project involves the conversion of the interiors to yield ten condominium units spanning 21,600 square feet, the construction of a one-story addition above the parapet, the restoration of the Renaissance Revival façade, and modernization of the 3,600 square feet of ground-floor retail space. First Standard Construction is the general contractor for the property, which is located at the corner of Madison Avenue and East 92nd Street.

Housing Lottery Launches for 505 State Street in Downtown Brooklyn

Designed and developed by Alloy Development, the structure yields 440 residences. Available on NYC Housing Connect are 45 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $29,109 to $127,100.

43-30 24th Street Approaches Halfway Mark Over Long Island City, Queens

Construction is rapidly moving along at 43-30 24th Street, a large 66-story residential skyscraper in Long Island City, Queens. Designed by Hill West Architects and developed by Carmel Partners, the 731-foot-tall tower will yield 921 units spread across 838,000 square feet and 17,400 square feet of ground-floor commercial retail space. Carmel Construction East is the general contractor for the property, which is bound by 43rd Avenue to the north, 44th Road to the south, 24th Street to the east, and 23rd Street to the west.

267 Bond and 498 Sackett Streets Rise Above Gowanus, Brooklyn

Construction is rising on Society Brooklyn and Sackett Place, a pair of 21-story residential buildings at 267 Bond Street and 498 Sackett Street in Gowanus, Brooklyn. Designed by SLCE Architects and developed by Property Markets Group, which acquired both plots for $9 million in 2021, the complex will span 594,000 square feet and yield 517 residential units and 52,000 square feet of commercial space. The project is proceeding with $18.5 million in construction financing from Maxim Capital Group. Urban Atelier Group is the general contractor for the project, which is bound by DeGraw Street to the north, Sackett Street to the south, the Gowanus Canal to the east, and Bond Street to the west.
