Work is finishing up on AVIVA, a pair of 12-story rental buildings at 189 Phillip Street in Jersey City, New Jersey. Designed by GRT Architects in collaboration with Ismael Leyva Architects and developed by Alpine Residential, the development yields 500 rental units. The project also includes approximately 4,000 square feet of ground-floor retail, a landscaped water garden accessible to residents and the public, a rooftop pool and lounge, and a parking garage with electric vehicle charging stations. AVIVA sits at the eastern edge of Liberty State Park, adjacent to the Liberty Science Center and within the emerging SciTech Scity district.

The twin structures are connected by a one-story lobby base that incorporates the retail component. Floor-to-ceiling windows are oriented to capture views of the Manhattan skyline, New York Harbor, the Statue of Liberty, and Liberty State Park. Select residences include private balconies or terraces. Interior finishes include plank flooring, quartz countertops, soft-close cabinetry, stainless-steel appliances, and in-unit washers and dryers.

Amenities are split between indoor and outdoor programming. The rooftop hosts a pool and lounge with grilling stations and landscaped gardens. The water garden sits atop the lobby level and is open to both residents and the public. Interior amenities include a fitness center with a HIIT studio, a sky lounge with a demonstration kitchen, coworking spaces with private offices and a conference room, a playroom, and a pet salon. The property also offers 24-hour concierge service, bike and storage facilities, and on-site garage parking with electric vehicle charging stations.

The site was previously vacant, situated in the Science and Technology District of the Liberty Harbor Redevelopment Plan. Alpine Residential, the development division of Beachwold Residential, secured a $142.7 million construction loan for the project in early 2025. South Oxford Management, an Alpine affiliate, is directing leasing and management.
Since our last update in April 2026, when construction was nearing completion, crews have finalized interior fit-out and amenity commissioning. A final completion date for 189 Phillip Street has yet to be publicly announced.
