Spence School Expansion Announced for 1307-1309 Madison Avenue In Carnegie Hill, Manhattan

Plans have been announced for the expansion of The Spence School’s Lower School at 1307-1309 Madison Avenue and 56 East 93rd Street in the Carnegie Hill section of Manhattan’s Upper East Side. Designed by Murphy Burnham & Buttrick Architects, the project calls for a two-story enlargement of the five-story row house building on Madison Avenue, which would connect to the school’s landmarked mansion next door. The project will also include a rooftop play deck atop the mansion, a rooftop play enclosure above the rowhouse, storefront restoration, geothermal and mechanical upgrades, and rear-yard infill. The combined structure would contain STEM and general classrooms ranging from 445 to 610 square feet apiece, a gym, a kitchen, and a dining room and servery.

Construction is finished on The Lehman Grand, a ten-story student dormitory at 2530 Grand Concourse in Fordham, The Bronx. Originally designed by Adolf L. Muller of Halsey, McCormack & Helmer and converted by MADDD Equities with Aufgang Architects, the structure yields 184 beds across 73 dormitory units spanning 50,000 square feet. The property is leased by the City University of New York on behalf of Lehman College, according to university board documents, and is located between East 192nd Street and East Fordham Road.

Construction is underway on Park Square Yonkers, a seven-story mixed-use development at 1 Loehr Place in southwest Yonkers, Westchester County. Designed by Perkins Eastman and developed by Titan Real Estate Development LLC, the $185 million structure will span 500,000 square feet and yield 340 residential units in a mix of 192 studios and 148 one-bedrooms. Ten percent of the residential inventory, 34 apartments, will be reserved for affordable housing. The project will also include approximately 20,000 square feet of ground-floor retail space and a 420-vehicle covered parking garage integrated within the building’s envelope.

Designed by Archimaera and developed and built by ZD Jasper, the 262-foot-tall structure spans 192,500 square feet and yields 182 condominium units, down from the 226 units listed in filings.
