Construction Begins On Tremont Avenue Busway In Tremont, The Bronx

Construction is underway on the Tremont Avenue busway, a mile-long bus-priority corridor in Tremont, The Bronx. Announced Wednesday by Mayor Zohran Mamdani and New York City Department of Transportation Commissioner Mike Flynn, the project will deliver the borough’s first busway, serving 39,000 daily riders on the Bx36. The redesign will also bring safety upgrades to eight intersections and 0.26 miles of additional bus lane. The corridor runs along Tremont Avenue from Webster Avenue east to Southern Boulevard, with connections to eight subway lines, Metro-North Railroad, and several local bus routes.

Construction progresses on the third and final phase of One Kingsland, a four-story townhome neighborhood at 405 Legend Drive in Sleepy Hollow, Westchester County. Designed and developed by Sun Homes, the development yields 90 for-sale residences ranging from 2,955 to 4,140 square feet across five model types. The project also includes a 2,400-square-foot resident clubhouse, a 75-foot outdoor lap pool, a fitness center, and a club room with indoor-outdoor entertaining space.

1,568-Unit Residential Conversion Underway At 111 Wall Street In Financial District, Manhattan

Construction is underway on the office-to-residential conversion of 111 Wall Street, a 30-story tower in Manhattan’s Financial District. Designed by Gensler and developed by InterVest Capital Partners and MetroLoft Development, the project will span more than 899,000 square feet and yield approximately 1,568 rental units. Twenty-five percent of the residential inventory will be reserved for affordable housing for residents earning an average of 80 percent of the area median income, qualifying the development for New York City’s Affordable Housing Conversion Program. The development will also include 7,000 square feet of ground-floor retail space and more than 100,000 square feet of amenities. The property is located between South and Front Streets.

639-Unit Residential Conversion Progresses At 750 Third Avenue In Midtown East, Manhattan

Construction is underway on the office-to-residential conversion of 750 Third Avenue, a 34-story tower in Midtown East, Manhattan. Designed by Gensler and developed by SL Green Realty, the $805 million project will span 761,384 square feet and yield 639 rental units. The development will also include ground-floor and cellar retail, a fitness center, a membership club, coworking space, and half an acre of outdoor space. The property is located between East 46th and 47th Streets.

Construction is nearing completion on 307 Bruckner Boulevard, a two-story last-mile logistics facility in Port Morris, The Bronx. Designed by AO Architects and developed by the Sterling Organization, the 59-foot-tall structure spans approximately 100,000 square feet. The project includes approximately 46,000 square feet of covered fleet parking and storage, a 46,000-square-foot high-bay warehouse with 36-foot clear heights, an 8,200-square-foot mezzanine, four loading docks, and two drive-in doors.

Spence School Expansion Announced for 1307-1309 Madison Avenue In Carnegie Hill, Manhattan

Plans have been announced for the expansion of The Spence School’s Lower School at 1307-1309 Madison Avenue and 56 East 93rd Street in the Carnegie Hill section of Manhattan’s Upper East Side. Designed by Murphy Burnham & Buttrick Architects, the project calls for a two-story enlargement of the five-story row house building on Madison Avenue, which would connect to the school’s landmarked mansion next door. The project will also include a rooftop play deck atop the mansion, a rooftop play enclosure above the rowhouse, storefront restoration, geothermal and mechanical upgrades, and rear-yard infill. The combined structure would contain STEM and general classrooms ranging from 445 to 610 square feet apiece, a gym, a kitchen, and a dining room and servery.

Lehman College’s First Dormitory Opens At 2530 Grand Concourse In Fordham, The Bronx

Construction is finished on The Lehman Grand, a ten-story student dormitory at 2530 Grand Concourse in Fordham, The Bronx. Originally designed by Adolf L. Muller of Halsey, McCormack & Helmer and converted by MADDD Equities with Aufgang Architects, the structure yields 184 beds across 73 dormitory units spanning 50,000 square feet. The property is leased by the City University of New York on behalf of Lehman College, according to university board documents, and is located between East 192nd Street and East Fordham Road.

Housing Lottery Launches For Alafia Brooklyn Building B1 At 882 Fountain Avenue In East New York, Brooklyn

The property is located within the 27-acre Alafia master plan on the former campus of the Brooklyn Developmental Center, directly adjacent to the Gateway Center and the 407-acre Shirley Chisholm State Park.

Construction is underway on Park Square Yonkers, a seven-story mixed-use development at 1 Loehr Place in southwest Yonkers, Westchester County. Designed by Perkins Eastman and developed by Titan Real Estate Development LLC, the $185 million structure will span 500,000 square feet and yield 340 residential units in a mix of 192 studios and 148 one-bedrooms. Ten percent of the residential inventory, 34 apartments, will be reserved for affordable housing. The project will also include approximately 20,000 square feet of ground-floor retail space and a 420-vehicle covered parking garage integrated within the building’s envelope.

Paragon LIC Nears Completion At 45-40 Vernon Boulevard In Long Island City, Queens

The project will also include ground-floor retail space and a public waterfront park. The property is located between 45th Road and 46th Avenue.
