Construction is nearing completion on 1 Wythe Avenue, a seven-story commercial building within the Greenpoint-Williamsburg Industrial Business Zone (IBZ) in Greenpoint, Brooklyn. Designed by StudiosC, the 97-foot-tall project structure spans 78,842 square feet. Of this total, approximately 41,000 square feet is devoted to light manufacturing on the cellar, first, and fourth floors. The remainder will be allotted for offices. The property is bounded by Banker Street, North 15th Street, and Wythe Avenue.

Vornado Realty Trust To Acquire And Redevelop 623 Fifth Avenue In Midtown, Manhattan

Vornado Realty Trust has announced an agreement to acquire the office condominium at 623 Fifth Avenue in Midtown, Manhattan for $218 million. Built in 1990, the 36-story, 382,500-square-foot tower sits above the Saks Fifth Avenue flagship store and was originally designed by Abramovitz Kingsland Schiff for the Swiss Bank. The building is currently 75 percent vacant and will be repositioned into a Class A boutique office building as part of Vornado’s broader Midtown portfolio. The property is located between East 49th and 50th Streets.

Work Resumes on 305 Calyer Street in Greenpoint, Brooklyn

Exterior work is progressing on 305 Calyer Street, a six-story commercial building in Greenpoint, Brooklyn. Developed by Samuel Yakobowicz of Greenpoint Industrial Services Corp., the 72-foot-tall structure will yield five floors of office space and an automotive repair shop and car wash on the first story. The 52,000-square-foot property is located at the intersection of Calyer and Jewel Streets.

Lenox Hill Hospital Expansion Approved by City Council at 100 East 77th Street on Manhattan’s Upper East Side

The New York City Council unanimously approved plans for the expansion and modernization of Lenox Hill Hospital at 100 East 77th Street in the Lenox Hill district of Manhattan’s Upper East Side. Designed by Ennead Architects and Ewing Cole and developed by Northwell Health, the new $2 billion structure is expected to rise 370 feet tall along the eastern half of the city block. The existing 160-foot-tall medical complex is more than 150 years old and is bounded by Lexington and Park Avenues and East 76th and East 77th Streets.

Exterior Progress Continues on 520 Fifth Avenue in Midtown, Manhattan

Exterior work is continuing on 520 Fifth Avenue, an 88-story mixed-use supertall skyscraper in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, the 1,002-foot-tall structure will span 415,000 square feet and yield 100 condominium units. The project will also include 25 floors of boutique office space, ground-floor retail, and an extensive collection of amenities. The property is located at the corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

270 Park Avenue’s Hoist Begins Disassembly in Midtown East, Manhattan

Construction is entering the final stages on 270 Park Avenue, JPMorgan Chase’s 1,389-foot-tall Midtown East headquarters. Designed by Norman Foster of Foster + Partners and developed by Tishman Speyer, the 60-story supertall skyscraper will yield 2.5 million square feet of office space with a capacity of 15,000 employees, and will become the tallest structure in New York completely powered by hydroelectric energy. Adamson Associates is the architect of record and Gensler is the workplace designer for the project, which occupies a full city block bounded by East 48th Street to the north, East 47th Street to the south, Park Avenue to the east, and Madison Avenue to the west.

Renovations Announced for 850 Third Avenue In Midtown East, Manhattan

HPS Investment Partners has closed a deal with the New York City Economic Development Corporation to renovate 850 Third Avenue in Midtown East, Manhattan, marking the first finalized project under the Manhattan Commercial Revitalization (M-CORE) program. The 21-story office building will undergo a $57 million transformation aimed at modernizing the property with upgraded infrastructure, new amenities, and ground-floor retail space. The property is located between East 51st and 52nd Streets.

Proposed Supertall Designs Revealed for 655 Madison Avenue on Manhattan’s Upper East Side

New zoning diagrams reveal two potential supertall designs for 655 Madison Avenue, a proposed 74-story mixed-use skyscraper on Manhattan’s Upper East Side. Developed by Extell and designed by Beyer Blinder Belle, the 1,162-foot-tall structure is planned to span 764,698 square feet and yield an undisclosed number of condominium units along with lower-level office and retail space. Extell is currently seeking approval from the City Planning Commission (CPC) for the project, which would rise from the corner of Madison Avenue and East 60th Street.

Lumen LIC’s Exterior Nears Completion at 23-15 44th Road in Long Island City, Queens

Exterior work is reaching the final stages on Lumen LIC, a 66-story residential skyscraper at 23-15 44th Road in Long Island City, Queens. Designed by Hill West Architects and developed by FSA Capital, the 754-foot-tall structure spans 855,400 square feet and yields 938 rental units with an average scope of 910 square feet. The project will also include lower-level office space and 17,400 square feet of ground-floor retail. The residential inventory is planned to include 282 affordable housing units. The property is alternately addressed as 43-30 24th Street and located along 44th Road between 23rd and 24th Streets.

Refinancing Completed For 300 Park Avenue In Midtown, Manhattan

Tishman Speyer has completed a $385 million refinancing of 300 Park Avenue, a 25-story Class A office tower located in Midtown, Manhattan. The financing package includes a $330 million CMBS loan arranged by JPMorgan Chase, with Deutsche Bank Securities and Morgan Stanley participating as co-lenders. An additional $55 million in mezzanine financing was secured from Macquarie Capital Principal Finance. The refinancing proceeds will retire the building’s existing loan.
