The 15th-tallest building on our year-end construction countdown is Lumen LIC, a 754-foot-tall residential skyscraper nearing completion at 23-15 44th Road in Long Island City, Queens. Designed by Hill West Architects and developed by FSA Capital, the 66-story structure spans 855,400 square feet and yields 938 rental units with an average scope of 910 square feet. The project will also include lower-level office space and 17,400 square feet of ground-floor retail. The residential inventory is planned to include 282 affordable housing units. The property is alternately addressed as 43-30 24th Street and located along 44th Road between 23rd and 24th Streets.

Foundations Underway for Alloy Block’s Second Phase at One Third Avenue in Downtown Brooklyn

At number 16 on our year-end countdown of the tallest construction projects in New York is One Third Avenue, a 725-foot-tall mixed-use skyscraper in Downtown Brooklyn‘s Alloy Block complex. Designed and developed by Alloy Development, the 63-story structure will yield 583 residential units, with 153 designated as permanently affordable. The project will also include 60,000 square feet of Class A office space and 30,000 square feet of retail. The structure is aiming for the title of tallest Passive House-engineered building in the world and will rise between State Street and Lafayette Avenue.

At number 17 on our year-end construction countdown is 70 Hudson Yards, a 717-foot-tall commercial skyscraper in Hudson Yards, Manhattan. Designed by Roger Ferris + Partners and Gensler and developed by Related Companies and Oxford Properties, the 47-story structure is planned to become New York’s first zero-carbon emission skyscraper and will yield 1.1 million square feet of office space. The property is bounded by West 36th to the north, West 35th Street to the south, and Hudson Boulevard East to the west.

Excavation Continues for KPF-Designed Skyscraper at 570 Fifth Avenue in Midtown, Manhattan

The 24th-tallest project on our year-end construction countdown is 570 Fifth Avenue, a 567-foot-tall commercial skyscraper set to rise on the eastern edge of the Diamond District in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Extell, the 32-story structure will yield nearly 1.1 million square feet, with the majority devoted to Class A office space. The project will also contain retail space on floors one and two, an 80,000-square-foot flagship store for IKEA on the first two cellar levels, as well as a gym, swimming pool, basketball court, and juice bar on the third and fourth below-grade stories. The property is located between West 46th and 47th Streets.

Concluding our Turkey Week list of stalled projects in New York is Penn 15, a proposed 50-story supertall commercial skyscraper at 15 Penn Plaza in Midtown, Manhattan. Designed by Foster + Partners and developed by Vornado Realty Trust, the 1,000-foot-tall structure is planned to yield 2.2 million square feet of office space as the centerpiece of the 7.4-million-square-foot Penn District master plan. The property is located along Seventh Avenue between West 32nd and 33rd Streets, directly across from Penn Station.
