2 World Trade Center to Resume Construction in Financial District, Manhattan

Construction will soon restart on 2 World Trade Center following a commitment by American Express to serve as the anchor tenant for the 1,226-foot Financial District supertall. Designed by Norman Foster of Foster + Partners and developed by Silverstein Properties, the 55-story structure is the final component of the 16-acre World Trade Center complex and is slated to yield 1.95 million rentable square feet. The full-block property is bounded by Vesey Street to the north, Fulton Street to the south, Church Street to the east, and Greenwich Street to the west.

Perplexity Signs New Lease Spanning 22,000 Square Feet at 841, 853 Broadway in Union Square, Manhattan

AI company Perplexity has expanded its office footprint in Manhattan’s Union Square, signing a new lease that brings its total occupancy to 22,000 square feet across 841 and 853 Broadway. The company, which initially leased the entire fourth floor of 853 Broadway in June, has now secured the fourth floor of the adjoining 841 Broadway, also known as the Roosevelt Building. The Feil Organization, owner of both buildings, will remove the dividing wall to create a contiguous full-floor office space. The properties are located between East 13th and 14th Streets, just south of Union Square Park.

70 Hudson Yards Prepares for Vertical Construction in Hudson Yards, Manhattan

Construction is preparing to go vertical at 70 Hudson Yards, a 52-story commercial skyscraper in Hudson Yards, Manhattan. Designed by Roger Ferris + Partners and Gensler and developed by Related Companies and Oxford Properties, the 832-foot-tall structure is planned to become New York’s first zero-carbon-emission skyscraper and will yield just under 1.4 million square feet of office space. The property is alternately addressed as 514 West 36th Street and located along Hudson Boulevard East between by West 35th and 36th Streets.

12-Year Lease Signed for 100 Park Avenue in Midtown, Manhattan

Professional services company Turner & Townsend has signed a 12-year lease for 24,394 square feet at 100 Park Avenue, a 36-story office tower in Midtown, Manhattan. The lease covers the entire sixth floor of the 905,000-square-foot building, bringing it to full occupancy. The property is located between East 40th and 41st Streets.

Façade Removal Underway For 383 Madison Avenue Overhaul in Midtown East, Manhattan

Renovation work is moving along on 383 Madison Avenue, a 47-story office skyscraper in Midtown East, Manhattan. Designed by Skidmore, Owings & Merrill along with Foster + Partners and Gensler, the project will re-clad the 755-foot-tall structure’s façade and revamp its 1.2 million square feet of office space to serve the banking investment division of JPMorgan Chase. Formerly known as the Bear Stearns Building, the tower was originally designed by David Childs of SOM and completed in 2001. The property is bounded by Madison and Vanderbilt Avenues and East 46th and East 47th Streets, and stands directly south of the financial institution’s recently completed headquarters at 270 Park Avenue.

125 West 57th Street Completes Construction in Midtown, Manhattan

Work is complete on 125 West 57th Street, a 30-story mixed-use building on Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 420-foot-tall structure spans 260,000 square feet and yields 185,000 square feet of full-floor Class A office space. In addition to 7,000 square feet of retail space and a dedicated office amenity floor designed by Gensler, the development also includes a new six-story home for the Calvary Baptist Church, also designed by FXCollaborative. The nearly $350 million project is located between Sixth and Seventh Avenues.

700 East 241st Street Finishes Construction in Wakefield, The Bronx

Construction is finishing up on 700 East 241st Street, an 11-story mixed-use building in Wakefield, The Bronx. Designed by Aufgang Architects and developed by Enclave Equities, the structure yields 416 rental units with an average scope of 916 square feet, including 255 permanently affordable apartments. The project also includes nearly 62,000 square feet of ground-floor commercial space, office space, a 17,000-square-foot community facility, and more than 100 enclosed parking spaces below grade for occupants and the public. The property is bounded by White Plains Road, East 241st Street, and Furman Avenue.

One Liberty Plaza Unveils Lobby Art Installation At 165 Broadway In Financial District, Manhattan

Brookfield Properties has unveiled a new art installation by artist Pierre Huyghe at One Liberty Plaza, a 54-story, 2.3-million-square-foot office skyscraper at 165 Broadway in Manhattan’s Financial District. The centerpiece of the building’s reimagined double-height lobby is A::Light, an interactive ceiling-based artwork that functions as a playable video game. The installation was presented in collaboration with Fine Art Concepts, LLC, with Huyghe represented by Marian Goodman Gallery, and lobby interiors by Gachot Studios.

GDSNY Reveals New Lobby Design at One Saint Mark’s Place in Manhattan’s East Village

Renderings have been revealed for the GDSNY-designed lobby at One St Marks, a nine-story office building originally designed by Morris Adjmi Architects at 1 St. Marks Place in Manhattan’s East Village. Developed by Real Estate Equities Corporation, the structure yields 49,194 square feet of office space. The project also includes expansive wraparound terraces on levels five, six, and nine, and 7,776 square feet of retail space on the ground floor and cellar level. The property is alternately addressed as 3 St. Mark’s Place and located at the northeast corner of Third Avenue.

343 Madison Avenue Secures Long-term Tenant In Midtown, Manhattan

Starr Insurance Companies has signed a 20-year lease to occupy approximately 275,000 square feet at 343 Madison Avenue, a 46-story commercial skyscraper under construction in Midtown East, Manhattan. Designed by Kohn Pedersen Fox and developed by BXP, the 844-foot-tall structure will yield 930,000 square feet of office space. Starr will relocate its headquarters to floors 16 through 27 in the tower. The property is located between East 44th and 45th Streets.
