Silverstein’s Massive New Mixed-Use Tower, The Avenir, Revealed in Hell’s Kitchen, Manhattan

New designs have been released for The Avenir, a 45-story mixed-use tower in Hell’s Kitchen being developed in a joint venture between Silverstein Properties, Rush Street Gaming, and Greenwood Gaming and Entertainment. The 785-foot-tall structure designed by CetraRuddy Architecture and Steelman Partners will feature a gaming facility, 1,000-room hotel, as well as dining and entertainment. If approved, the building is expected to create 4,000 construction jobs, more than 5,000 permanent jobs, and opportunities for local business and community participation.

“We worked hard to create a design that brings a vibrant and dynamic ethos and contextually that fits within this special part of the city,” said Lisa Silverstein, CEO of Silverstein Properties. “We hope to bring many components to this project and balance the right amount of activity to serve the community in a thoughtful way that will elevate the neighborhood. We designed The Avenir as though the neighborhood is a campus, architecturally tying all the elements so they work seamlessly together. It will bring more security, enterprise, and entertainment on a level that doesn’t exist in one establishment and become a sophisticated addition to the New York skyline.”

Renderings depict a nine-story podium that relates in scale and material to its neighboring structures. The base has an airy, sculptural facade with waves that create movement and an open green rooftop. At the street level, art installations will engage pedestrians on all exteriors of the building. The waves of the podium continue up the length of the glassy tower, reducing the perceived mass of the building.

There will be multiple entrance points on 41st Street and 11th Avenue for pedestrians, and a porte-cochère for pick-ups and drop-offs. Without entering the casino, hotel guests, visitors, and neighborhood residents will be able to access the non-gaming amenities.

Within The Avenir will be a first-class casino, more than 12 restaurants and bars, conference and meeting spaces, a spa and fitness center, an outdoor pool, a boutique entertainment venue, a community gallery on 11th Avenue, as well as the hotel.

The community gallery will span an entire city block at the ground level with frontage along 11th Avenue, and will have entrances at 11th Avenue and 40th Street. This glass-enclosed space will feature 45-foot-high ceilings and be available to the community for artistic, cultural, and educational events, and to showcase local artwork.

The Avenir’s second floor will include the first casino floor and the gaming facility’s signature feature, a four-level bar with panoramic Manhattan skyline views. The gaming floor will feature VVIP and VIP gaming facilities. The gaming floor will also include a sports book, poker room and a lounge featuring local singers and bands. The gaming component of comprise less than 12 percent of the development’s total square footage.

On the building’s sixth floor will be a food hall and a 150-seat boutique entertainment venue. The seventh floor will be dedicated to conferences and meetings, comprising of a grand ballroom, meeting rooms and pre-function space. On the eighth floor, visitors will have access to a spa and fitness center, while the ninth floor will include an outdoor pool with stunning south-facing views, as well as additional dining establishments.

Silverstein Properties plans to provide more than 100 affordable housing units off site that are fully and permanently affordable. No estimated completion date has been released but Silverstein is ready to begin construction upon approval.

  1. These buildings kill so many birds that fly into them. They’re also just hideous. I miss the beautiful buildings with carvings and statues, from the early 1900s.

  2. Developers need to stop with the pretentious marketing and get back to letting the project speak for itself. Job creation is good, extra density and all that is great, we all like replacing old and decrepit structures with new buildings that actually have relevance, great. The boilerplate in the marketing release and a Gehry-esque design is way too 2005 for today.

    • why in Manhattan, literally the most expensive metro in the US?

      • Because Manhattan needs to share the burden. Manhattan did NOT used to be only for rich people. That’s a recent development. There needs to be balanced. US metro areas are highly segregated in ways that are the case in other parts of the world

  4. Ain’t gonna happen. The chances of this getting a casino license are somewhere between zero and non-existent, and without the casino I doubt the financials work.

    • I guess than we might as well leave the land empty, No construction jobs, no permanent jobs, no million dollars in taxes. This will fly so fast through approvals the wind will knock your wig off.

        I guess you didn’t hear that NYS Senate just gave Steve Cohen the upper hand by delineating parkland next to Shea Stadium (Citifield) so he could build a Casino.

    Wow… Much improved from their original proposal featuring two towers connected by a sky bridge. I’m not a fan of casinos, but this proposal makes a lot of sense because it adds meeting space and hotel rooms next to Javits for those conventions that might require it. On a side note, it also helps hide the hideous bus ramps entering the Port Authority.

    This and the Willet’s Point proposal make the most sense, so if two of the three downstate licenses are actually awarded, my bet is both win. If just one license is awarded, I think Willet’s Point might still have the edge.

    • I think there are three downstate licenses up for grabs, but the two existing “racinos” in Yonkers and Ozone Park are favored to get two out of the three licenses. Proposals are thought to be competing for the one remaining license.

        If there’s only one license up for grabs, I think Willets Point will probably win. Hopefully Silverstein Properties has a good plan B to fill in this hole.

    Flushing Meadows is getting too congested with things: tennis center, baseball and soccer stadiums, and several apartment buildings. Traffic and parking are currently a problem. Queens already has a casino at Aqueduct, if anyone wants to go out there. Manhattan would likely be the more convenient and successful location.

    Does this work in such a small land area? Oh and the Lincoln Tunnel approach is right there as well. Cramped and crowded. Micro hotel rooms.

    • Simple. Use of shuttle buses.
      Many operate in Manhattan for such as ferry users and residents of Battery Park City.

      With a casino it’d be a no brainer.

      You have been to Manhattan haven’t you? If so, these questions are quite odd. If built, I’d anticipate the hotel to be rather lavish with small rooms to large suites.

      As for access, you’re near a ferry terminal, bus station, the subway and Penn station.

    • Not really, “Hell’s Kitchen” evokes another time..infact, here by the river and Hudson Yards, with expensive towers and glitzy office buildings, the neighborhood is safer than many others..

    Sure, why not🤷, compared to Dubai & Shanghai, this is “conservative”.
    🌎 However, as a visionary architect, abstract artist,& entrepreneur, etc,
    Here is an idea🤔🤷😅; I’ve been incubating for literally 2 decades, since before “china rising, to China RISEN, etc”, I had this really cool idea for a new suspension &/or cable stay, etc, BRIDGE @ MIDTOWN, that would be a REAL “game changer”, A WORK OF ART, expansive pedestrian promenades, bike paths/lanes, etc, THINK HI-LINE-esque, a new PATH type train,etc, my brain has EVEN been “puzzle solving” the Weehawken & Union City NJ “PORTAL” integration, etc, AND ALTHOUGH THE CHINESE COULD DO THIS WITH!!!, their hands tied behind their back, “pseudo New Yorker purists”, would argue it’s a “faux pas” of the Manhattan skyline aesthetically🤷, for a couple of rich people that have houses on the hill in Weehawking🤷, bah humbug I say, because The space would be such a transformative enhancement and logistical improvement, etc, etc,a-win-win-win,etc, AND, it would synergize what this casino & building project, etC👍🌎☮️🌦️🌱🌳🌈🌞

      Agree… Javits could use more exhibit space to compete with Chicago’s McCormick Place, so just clear out a few floors in the base for exhibits, keep the hotel and restaurants

  19. As has been said, there is literally no chance at all a casino will be approved, even though it makes the most sense in terms of access to Midtown. The resulting congestion would be absurd, unless all cars were banned. Now, There’s an idea.

  25. This is perfect. After you have gambled away your life savings you can hop right on the bus back to Kansas. Seriously though, I feel like every iteration of this project and design is worse than the one before. I sincerely hope they don’t get a casino license and revert back to the original two-tower resi+commercial proposal.
