Twin Two-Story, Two-Family Houses Coming to 710 Wortman Avenue, East New York

A Great Neck, N.Y.-based company has filed applications for two two-story, two-family houses at 710-714 Wortman Avenue, located on the corner of Pine Street, on East New York’s eastern end. The new buildings will each measure 3,780 square feet and their full-floor units should average 1,260 square feet apiece, indicative of family-sized configurations. There will be a total of four off-street parking spaces. Sion Hourizadeh’s Floral Park, N.Y.-based Sion Consulting Engineering is the applicant of record. The 6,200-square-foot site is vacant.

Three-Story, Three-Unit Residential Project Coming to 1150 Dumont Avenue, East New York

Staten Island-based Over Development LTD has filed applications for a three-story, three-unit residential project at 1150 Dumont Avenue, located on the corner of Milford Street in central East New York. The new structure will measure 3,676 square feet and its full-floor residential units should average 1,207 square feet apiece. That means the apartments will probably boast family-sized configurations. There will be off-street parking for two cars. Stanley M. Krebushevski’s Staten Island-based architecture firm is the architect of record. The 3,675 square-foot property is currently vacant. The site is located 10 blocks from the New Lots Avenue stop on the 3 train.

Three-Story, Two-Unit Mixed-Use Building Planned at 136 Jamaica Avenue, East New York

Property owner Juan Calderon has filed applications for a three-story, two-unit mixed-use building at 136 Jamaica Avenue, in the Cypress Hills section of East New York. The structure will measure 6,593 square feet. The ground floor will host 1,774 square feet of commercial-retail and 488 square feet of medical offices. There will be two full-floor residential units, averaging 1,035 square feet apiece, on the floors above. In addition, a two-car parking garage will be located in the cellar. Qiang Su’s Chinatown-based Su Architect is the architect of record. The 25-foot-wide, 2,306-square-foot property is currently vacant. The Alabama Avenue stop on the J/Z trains is five blocks away.

Landmarks Holds Hearings on Designation of Midtown East Buildings, Empire State Dairy

On Tuesday, the Landmarks Preservation Commission held public hearings on six proposed designations. One was for a complex in East New York, Brooklyn and the latter five were for properties in Midtown East.

Medical Building Rises on Site of Historic East New York Bank at 101 Pennsylvania Avenue

East New Yorkers rallied early last year to save a historic bank building at 91 Pennsylvania Avenue in East New York, after plans surfaced for a seven-story medical building that would replace it. The wrecking ball ultimately came for the 19th century Renaissance Revival bank designed by Richard Upjohn, and now the new medical facility is rising fast.

Two-Story, 44,600-Square-Foot Medical Office Planned at 2587 Atlantic Avenue, East New York

The Institute for Community Living is planning to build a two-story, 44,600-square-foot medical office building at 2587 Atlantic Avenue, on the corner of Georgia Avenue in East New York, located a block from the Alabama Avenue stop on the J/Z trains. The nonprofit is expected to establish nine programs at the location, including mental health programs, social services, and care coordination. In addition, Community Healthcare Network, another nonprofit, is expected to provide primary care services in 5,100 square feet of the space, according to Crain’s. Dattner Architects is designing and completion is expected in 2018. Dattner is also working on ICL’s project in Crown Heights. As for this project, it is being built adjacent to ICL’s mental health clinic at 2581 Atlantic Avenue. The development assemblage include the three-story mixed-use building at 2587 Atlantic Avenue, the Georgia Avenue-facing end of 2581 Atlantic Avenue, and a two-story, two-family house at 40 Georgia Avenue.

More Affordable Houses Coming to Nehemiah Spring Creek in East New York

Last summer, the Daily News reported that the city was dragging its feet on building gas, sewer, and electric lines for the final phases of Nehemiah Spring Creek’s affordable housing development in East New York. Now, wheels are cranking into motion at the city housing agencies. Building applications have been filed for the fourth stage of the project.

Two Three-Story, Three-Family Residential Buildings Coming to 103-107 Force Tube Avenue, East New York

Ozone Park-based Amida Holding has filed applications for two three-story, three-family residential buildings at 103-107 Force Tube Avenue, in the Cypress Hills section of East New York, located three blocks from the Norwood Avenue stop on the J/Z trains. They will rise on the vacant portion of a 9,294-square-foot lot. The plot of land, which shares a corner with Hale Avenue, also contains a two-story townhouse at 39 Hale Avenue that will not be demolished. As for the new structures, they will respectively measure 2,882 and 2,707 square feet. Across the development, the full-floor apartments should average 931 square feet apiece. Brandon Hamchuk’s Massapequa, N.Y.-based Hogan Associates is the applicant of record. The site was subdivided into three separate lots in 2015.

Three-Story, Three-Unit Residential Building Coming to 437 Cleveland Street, East New York

Woodhaven-based Joe Mashieh has filed applications for a three-story, three-unit residential building at 437 Cleveland Street, in northern East New York, located four blocks from the Shepherd Avenue stop on the C train. The structure will measure 3,942 square feet. Each floor will host a single apartment, and the units should average a family-sized 986 square feet apiece. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The 25-foot-wide, 2,458-square-foot lot is currently vacant. The site benefits from the East New York Rezoning that was approved last month, and now sits within an R5B district. The site can accommodate up to 3,318 square feet of residential space, which means 361 square feet of air rights will remain if the latest plans move forward.

City Council Overwhelmingly Approves East New York Rezoning

Seven months after the City Planning Commission opened up public review for the East New York rezoning, the City Council has voted to approve the controversial plan to redevelop the Brooklyn neighborhood.
