Two Four-Story, Eight-Unit Residential Buildings Planned at 647 Sheffield Avenue, East New York

Bronx-based property owner Himat Singh has filed applications for two four-story, eight-unit residential buildings at 643-647 Sheffield Avenue, in the New Lots section of East New York, located three blocks south of the Pennsylvania Av station on the 4 train. Each building will measure 7,571 square feet, and, across both buildings, the residential units should average 749 square feet apiece. Amenities include private storage space and a laundry in the cellar. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 60-foot-wide lot is currently occupied by a two-and-a-half-story wood-frame house. Demolition permits were filed for it last October.

Four-Story, Six-Unit Mixed-Use Building Planned At 842 Liberty Avenue, East New York

Long Island-based property owner Genara Gonzalez has filed applications for a four-story, six-unit mixed-use building at 842 Liberty Avenue, in northern East New York, located three blocks south of the Norwood Avenue stop on the J/Z trains. As proposed, the new building would measure just 3,203 square feet and include a 953 square-foot doctors office on the ground floor. The residential units would be extremely small, averaging 375 square feet apiece. But those plans could soon be replaced with a larger building, thanks to the proposed East New York rezoning. If approved, the site could accommodate a maximum of 3,600 square feet of commercial space and 5,400 square feet of residential space in the form of a four- to six-story building. Yonkers, N.Y.-based Leder-Luis Architectural Design is the architect of record. The 20-foot-wide lot is vacant.

Two-Story Manufacturing-Office Project Coming To 169 Williams Avenue, East New York

Brooklyn-based property owner Yanes Gertrudis has filed applications for a small, two-story manufacturing building at 169 Williams Avenue, in northern East New York, located in the manufacturing district southeast of the Broadway Junction transportation hub. The 34-foot-tall building will measure 4,806 square feet in total. There will be 2,612 square feet of manufacturing space on the ground floor, and 2,000 square feet of office space on a mezzanine level and the second floor. Ross William’s Brooklyn-based W.D. Ross P.C. is the architect of record. The 25-foot-wide, 2,500 square-foot parcel is currently vacant.



431 Warwick Street

Two Three-Story, Two-Unit Residential Buildings Coming To 431 Warwick Street, East New York

Queens Village-based Melody Development, headed by David Manesh, has filed applications for two three-story, two-unit residential buildings at 431-433 Warwick Street, in central East New York, located six blocks east of the Van Siclen Avenue stop on the C train. Both buildings will measure a total 4,200 square feet each, which means the apartments will be rather spacious. According to the Schedule A, both new properties will feature a duplex unit across the ground and second floors, and a single unit on the third floor. Long Island-based Shahriar Afshari is the applicant of record. The 40-foot-wide site is currently vacant and is located just south of the area’s rezoning, which the City Planning Commission approved last month.
