Two Three-Story, Three-Family Residential Buildings Coming to 103-107 Force Tube Avenue, East New York

Ozone Park-based Amida Holding has filed applications for two three-story, three-family residential buildings at 103-107 Force Tube Avenue, in the Cypress Hills section of East New York, located three blocks from the Norwood Avenue stop on the J/Z trains. They will rise on the vacant portion of a 9,294-square-foot lot. The plot of land, which shares a corner with Hale Avenue, also contains a two-story townhouse at 39 Hale Avenue that will not be demolished. As for the new structures, they will respectively measure 2,882 and 2,707 square feet. Across the development, the full-floor apartments should average 931 square feet apiece. Brandon Hamchuk’s Massapequa, N.Y.-based Hogan Associates is the applicant of record. The site was subdivided into three separate lots in 2015.


437 Cleveland Street

Three-Story, Three-Unit Residential Building Coming to 437 Cleveland Street, East New York

Woodhaven-based Joe Mashieh has filed applications for a three-story, three-unit residential building at 437 Cleveland Street, in northern East New York, located four blocks from the Shepherd Avenue stop on the C train. The structure will measure 3,942 square feet. Each floor will host a single apartment, and the units should average a family-sized 986 square feet apiece. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The 25-foot-wide, 2,458-square-foot lot is currently vacant. The site benefits from the East New York Rezoning that was approved last month, and now sits within an R5B district. The site can accommodate up to 3,318 square feet of residential space, which means 361 square feet of air rights will remain if the latest plans move forward.



647 Sheffield Avenue

Two Four-Story, Eight-Unit Residential Buildings Planned at 647 Sheffield Avenue, East New York

Bronx-based property owner Himat Singh has filed applications for two four-story, eight-unit residential buildings at 643-647 Sheffield Avenue, in the New Lots section of East New York, located three blocks south of the Pennsylvania Av station on the 4 train. Each building will measure 7,571 square feet, and, across both buildings, the residential units should average 749 square feet apiece. Amenities include private storage space and a laundry in the cellar. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 60-foot-wide lot is currently occupied by a two-and-a-half-story wood-frame house. Demolition permits were filed for it last October.
