Advance Realty Investors has secured construction financing for 249 Pomeroy Logistics Center, a new Class A industrial development at 249 Pomeroy Road in Parsippany, New Jersey. The 110,000-square-foot facility, branded as 249 PLC, is currently under development and is expected to be completed in October 2026.
Positioned at the interchange of I-80 and I-287, 249 PLC will offer 36-foot clear heights, 21 dock doors, two drive-in doors, 20 trailer stalls, and 4,000 amps of power. The building is designed to accommodate one or two tenants and supports logistics, distribution, or light manufacturing uses. It is part of New Jersey’s Long Term Tax Exemption-Urban Renewal Entities program and benefits from a Payment in Lieu of Taxes (PILOT) agreement with the Township of Parsippany-Troy Hills.
The project will feature full truck circulation, optimized loading depth, and dock density. The site is located approximately 30 minutes from Newark Liberty International Airport and Port Newark–Elizabeth Marine Terminal, offering direct access to air and seaport infrastructure.
“As industrial tenants continue to prioritize efficiency, labor access, and transportation optionality, new construction opportunities like 249 Pomeroy Logistics Center are increasingly rare in Northern New Jersey,” said said David Knee, vice chairman at JLL. “The ability to accommodate full-building users or efficiently demised tenants allows the property to serve a wide range of distribution and light manufacturing requirements, a critical advantage in today’s evolving industrial landscape.”
