Construction is rising on Port Imperial South Site 3, an 11-story mixed-use building at 300 Port Imperial Avenue along the Weehawken, New Jersey waterfront. Designed by Lessard Design and developed by Canoe Brook Development and Roseland Properties, the structure will yield 313 market-rate apartments, a performing arts center, and 296 below-grade parking spots. The development is being built on a formerly vacant 1.88-acre plot bounded by Ferry Way to the south, Avenue At Port Imperial and the Hudson River to the east, and Port Imperial Boulevard to the west.
The renderings show Port Imperial South Site 3 with a U-shaped massing rising from a multi-story podium. The contemporary façade will be composed of gray and white paneling surrounding floor-to-ceiling windows and glass doors leading to multiple stacks of balconies. The upper levels will also feature stepped setbacks topped with terraces on the eastern profile. The performing arts center will be located at the center, accented with bronze-hued trim.
Officials recently held a belated groundbreaking ceremony for the $25 million performing arts center, which will span 23,000 square feet across the ground floor facing the Hudson River. The facility will feature a main 300-seat theater and a smaller venue with fewer than 100 seats, and will serve as the new home for Hudson Theater Work. The center is expected to be deeded to Weehawken Township upon completion.
In the following aerial photo, 300 Port Imperial Avenue can be seen rising several floors above street level by the Port Imperial ferry terminal, with orange plastic barriers and formwork covering its upper levels. YIMBY expects construction to top out by early summer.
Residential amenities will include an outdoor swimming pool, a fitness center, a lobby, and multiple lounges.
The ground-up development is within walking distance of the Port Imperial ferry terminal to the south. The developers hope to have the performing arts center open within two years. A completion date for the residential component has yet to be disclosed.
