The affordable housing lottery has launched for 288 4th Avenue, a 14-story mixed-use building in Gowanus, Brooklyn. Designed by Fischer Makooi Architect and developed by Joseph Vogel, the structure yields 66 residences. Available on NYC Housing Connect are 18 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $33,086 to $181,740.

Amenities include pet-friendly policies, a dog washing station, bike storage lockers, gym, storage, virtual doorman, and a rooftop terrace. Residences come equipped with washers and dryers, air conditioning, hardwood floors, intercoms, patios or balconies, and name-brand kitchen countertops, appliances, and finishes. Tenants are responsible for electricity.

At 40 percent of the AMI, there are two studios with a monthly rent of $880 for incomes ranging from $33,086 to $49,720, and five one-bedrooms with a monthly rent of $933 for incomes ranging from $35,315 to $55,920.

At 60 percent of the AMI, there are seven one-bedrooms with a monthly rent of $1,463 for incomes ranging from $53,486 to $83,880.

At 100 percent of the AMI, there are two two-bedrooms with a monthly rent of $3,010 for incomes ranging from $107,589 to $167,700.

At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $3,661 for incomes ranging from $125,520 to $181,740.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 12, 2025.

    18 are affordable
    48 are unaffordable.
    But isnt 100% of the building subsidized?

  2. It appears that some of the apartments are subsidized. I guess if you have a Section 8 Voucher or a Housing Choice Voucher you could qualify as well.
