The affordable housing lottery has launched for Nevins Landing South, a 17-story mixed-use building at 417 Carroll Street in Gowanus, Brooklyn. Designed by Fogarty Finger and developed by Charney Companies and Tavros Capital, the structure yields 306 residences. Available on NYC Housing Connect are 80 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $37,269 to $210,400.

Amenities include bike storage lockers, gym, recreation room, barbecue grills and prep kitchen, coworking space, common area Wi-Fi, package lockers, elevator, recycling center, and outdoor areas. Residences are equipped with washers and dryers, air conditioning, smart controls for heating and cooling, hardwood floors, intercoms, and name-brand kitchen appliances, countertops, and finishes. Rent includes electricity for stove, hot water, and heat.

At 40 percent of the AMI, there are eight studios with a monthly rent of $1,087 for incomes ranging from $37,269 to $54,280; seven one-bedrooms with a monthly rent of $1,165 for incomes ranging from $39,943 to $61,080; 16 two-bedrooms with a monthly rent of $1,398 for incomes ranging from $47,932 to $73,280; and one three-bedroom with a monthly rent of $1,615 for incomes ranging from $55,372 to $84,160.

At 60 percent of the AMI, there are nine studios with a monthly rent of $1,630 for incomes ranging from $55,886 to $81,420; four one-bedrooms with a monthly rent of $1,747 for incomes ranging from $59,898 to $91,620; 17 two-bedrooms with a monthly rent of $2,097 for incomes ranging from $71,898 to $109,920; and two three-bedrooms with a monthly rent of $2,422 for incomes ranging from $83,040 to $126,240.

At 100 percent of the AMI, there are three studios with a monthly rent of $2,717 for incomes ranging from $93,155 to $135,700; two one-bedrooms with a monthly rent of $2,912 for incomes ranging from $99,840 to $152,700; eight two-bedrooms with a monthly rent of $3,495 for incomes ranging from $119,829 to $183,200; and three three-bedrooms with a monthly rent of $4,037 for incomes ranging from $138,412 to $210,400.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 28, 2026.
