New permits have been filed for a 26-story mixed-use tower at 25-02 9th Street in Astoria, Queens. The lot is located between 26th Avenue and the East River waterfront in the Halletts Point section, closest to the Astoria Boulevard subway station with service by the N and W trains. Abraham Smilowitz of YNH Construction NY LLC is listed as the owner behind the applications.
The amended plans call for a building redesign because of a decrease in both commercial and residential space, an increase in the number of units, an increase in parking spaces, and an increase in the square footage for amenity spaces.
The proposed 262-foot-tall development will yield 218,157 square feet, with 217,092 square feet designated for residential space and 1,065 square feet for commercial space. The building will have 299 residences, most likely rentals based on the average unit scope of 726 square feet. The concrete-based structure will also have a cellar, a 40-foot-long front yard, and 85 enclosed parking spaces.
Fogarty Finger is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

This sounds like a good change if built as they will be targeting a slightly lower segment and price point in the market if built.
