304 Water Street’s Expansion Progresses in Vinegar Hill, Brooklyn

Construction is progressing on 304 Water Street in Vinegar Hill, Brooklyn, where a two-story industrial structure is being expanded into a four-story residential building. Yatziv Corp. is the general contractor for the property, which was acquired by 304 Water LLC for $1.85 million in a deal brokered by Investment Property Realty Group. The 1,900-square-foot plot is located between Hudson Avenue to the east and Gold Street to the west.

Recent street level and aerial photographs show the steel-framed expansion constructed over two-thirds of the length of the existing masonry structure. Insulation installation has begun on the main northern profile, indicating that façade work could begin shortly.

No renderings have been revealed for 304 Water Street apart from the elevation diagram on the construction board, seen below. The illustration shows the garage door at street level replaced by two narrow windows, and the second level’s three small windows replaced by two floor-to-ceiling replacements. The two new stories above will feature similar windows, but with sliding doors that lead to cantilevering balconies.

The below Google Street View image details the look of the property before construction began. It’s unclear whether the brick façade will be replaced, or if the new levels will be clad in matching masonry.

The nearest subway from the site is the F train at the York Street station at the corner of York and Jay Streets.

304 Water Street’s anticipated completion date is scheduled for the fall of 2025, as noted on site.
