YIMBY recently visited East Williamsburg, Brooklyn to photograph a number of low-rise residential buildings currently under construction. All eight examples below are situated within a general area on the southeastern side of the Brooklyn-Queens Expressway (BQE), north of Grand Street, and along Woodpoint Road/Bushwick Avenue. The nearest subway stops include the Graham Avenue and Grand Street stations, servicing the L train; and the Lorimer Street station for the L train, which connects to the nearby Metropolitan Avenue station for the G train.
241 Conselyea Street is a forthcoming seven-story residential building that will rise mid-block between Woodpoint Road and Kingsland Avenue. NDKazalas Architecture P.C. is the architect, and Mendel Fleischman is the developer, who purchased the site from Salvatore Gargano in early June for $9.2 million and plans to build 24 units. Excavation is steadily progressing, as seen in the below photos.

A rendering posted on the info board depicts the front facade having light-colored stone panels on the first two levels, dark grey brickwork on levels three through seven, a grid of PTAC windows, a corner cutout on the western corner of level seven, and a flat parapet topped with a grey bulkhead. The ground level shows a parking garage door sitting opposite of the front door. Completion is slated for next summer.

97 Devoe Street sits mid-block between Leonard Street and Manhattan Avenue, and is planned to become a new four-story residential building designed by STUDIOSC Architecture and developed by Elad Ben-Kimon under the 97 Devoe LLC. The forthcoming 49-foot-tall development will yield 4,999 square feet designated for residential space divided into five condominium units averaging 999 square feet, as well as a cellar level, and a 30-foot-long rear yard. Demolition of the former two-story residence has wrapped up, and the site sits behind sidewalk fencing awaiting excavation. An anticipated completion date and renderings have not been revealed yet.

217 Devoe Street sits by the corner of Devoe Street and Bushwick Avenue and awaits demolition of the existing low-rise residences to commence. The old vacant properties will be replaced by a new five-story residence designed by City Building NY Architect P.C. and developed by Arie Bar Chaim of Brooklyn AZ Inc.. The upcoming 55-foot-tall development will yield 12,467 square feet designated for residential space featuring 16 rental units averaging 779 square feet. There will also be a cellar level, a 36-foot-long rear yard, and one enclosed parking space. An anticipated completion date and renderings have yet to be revealed.

288 Manhattan Avenue is an existing three-story residential property undergoing both an exterior and interior alteration designed by Common Projekts. The original shingle cladding has been fully removed and will be replaced with a new brick facade and set of new windows. The below images show parts of the red brick panels have already been installed, while the top floor has yet to cover the blue waterproof layer. An anticipated completion date has not been revealed.

117 Powers Street is nearing completion as a new three-story residenital building located mid-block by the corner of Powers Street and Manhattan Avenue. Designed by StudioSC and developed by E&M Builders Group, the project will yield seven boutique condominium units ranging from a garden studio to a two-bedroom home marketed by The AJM Team at Douglas Elliman. Work should likely wrap up by the end of the year. Photographs below show the nearly finished hand-laid brickwork and exterior.

Sitting directly to the east is 119 Powers Street, an existing three-story, three-unit residence owned by Skye Whitman that is currently undergoing a full facade transformation. Photographs show the new tan-colored brickwork, larger set of windows, and a new front door and garage door that aesthetically complements the architectural design and details of 117 Powers Street. The original parapet outline and brickwork pattern was kept, while the former fire escape on levels two through three was removed. Work on the 3,715-square foot structure should likely finish before the end of the year too. It’s unclear who the architect is.

185 Skillman Avenue is a forthcoming five-story residential building located mid-block by the corner of Skillman Avenue and Humboldt Street. Designed by StudioSC and developed by OnPoint Development, the mixed-use structure stands 50 feet tall and will yield eight condominium units in two- to three-bedroom layouts marketed by The Yuval Vidal Team at Compass. Photos show the ground floor being the last major component of the exterior brick facade to complete construction.

Other amenities will include a dedicated bike storage room, a package-room outfitted with a virtual Intercom system for deliveries,YIMBY predicts work to fully finish by the end of the year.

Lastly, 249 Withers Street is a forthcoming four-story residential building situated on an interior lot by the corner of Withers Street and Woodpoint Road. Designed by Bowerbird Architect PLLC and developed under the 249 Withers LLC, the project stands as a topped-out 50-foot tall structure that will yield four condominium units averaging 1,250 square feet.
Photos show black netting and metal scaffolding covering the front elevation, which shows a distinctive half-moon window and roof line, while the rest of the exterior also awaits to be fully cladded. An outdated completion date of summer 2025 is posted on the info board. YIMBY predicts construction to finish sometime later next year.
