509 Third Avenue’s Façade Progresses Over Murray Hill, Manhattan

Exterior work is progressing on 509 Third Avenue, a 35-story residential tower in Murray Hill. Designed by Ismael Leyva Architects and developed by Kahen Properties with Lalezarian Properties under the Third and Thirty Four LLC, the 386-foot-tall structure will span 166,917 square feet and yield 229 units with an average scope of 692 square feet, as well as 8,253 square feet of retail space and a 30-foot-long yard. Charlton Development Group is the general contractor for the project, which is located at the corner of Third Avenue and East 34th Street.

The reinforced concrete superstructure reached its pinnace since our last update in May 2022 and work is taking shape on its exterior behind a dense array of scaffolding and netting. The eight-story podium is largely complete with the exception of the ground floor, and most of the windows appear installed on the lower half of the tower. Waterproof membranes have been installed over the surface of the concrete in preparation for the arrival of the final paneling.

The following photos of the podium preview the appearance of the tower. The fenestration on this section is arranged in three-story groupings framed by white paneling, with dark gray sections spanning the intervening floors. The main rendering shows the tower’s floor-to-ceiling windows separated by alternating horizontal bands of light and dark cladding.

Based on the pace of progress, the remainder of the curtain wall could be completed by the spring.

Crews are in the process of installing white paneling across the mostly blank northern profile using a metal framework. The construction elevator is attached to the southeastern corner of the tower.

The lower half of 509 Third Avenue’s eastern elevation is already clad in its final façade. The corner windows on this side will provide residents with views of the East River, Brooklyn, and Queens.

The main rendering shows the the tower culminating in a crown finished with vertical fins. The final level, which will house a portion 509 Third Avenue’s amenities, appears to have an outdoor loggia on the southern corner behind the building’s perimeter columns.

509 Third Avenue has an anticipated completion date of fall 2023, as noted on the construction board.

    Beautiful installed dark cladding material on the tower’s exterior, to sections that not yet covered on a range of structure. Between the distance from your photos show several sides revealed its allowing access unbarred, so I have to look at a performance of a piece with design to think out of under construction progress: Thanks to Michael Young.

    With the metal ledge window frames, there will be staining on the light grey walls.
    Brownstones on this site and directly across the street are now gone for two rather dull new towers. That’s progress.
