323 East 79th Street Rises Past Halfway Mark on Manhattan’s Upper East Side

Construction is rising on 323 East 79th Street, a 17-story residential tower in the Yorkville section of the Upper East Side. Designed by Woods Bagot Architects and developed by Boomerang Development Group, which purchased the property from Spruce Capital Partners for $13.7 million, the 214-foot-tall structure will yield 35,045 square feet and 15 full-floor condominium units. Each will feature a three-bedroom, two-bathroom layout with direct elevator access, and some will span two floors. Sunlight Construction AA LLC is the general contractor for the property, which is located on a narrow plot between First and Second Avenues.

Recent photographs show the reinforced concrete superstructure rising above the halfway mark. Based on the pace of progress, the building could reach its pinnacle later this spring. Façade installation has yet to commence and likely will not until the edifice tops out.

The main rendering depicts the southern elevation with a tight grid of rectangular floor-to-ceiling windows and a dark masonry façade. There will be two upper setbacks, and a light-colored mechanical bulkhead caps the superstructure. A similar envelope design is found on the western side with fewer windows toward the back.

Amenities at 323 East 79th Street will include a fitness center, residential storage, bicycle storage, a package room, and a shared rooftop terrace. The nearest subway is the Q train at the 86th Street subway stop, which has an entrance on East 83rd Street along Second Avenue.

A completion date of summer 2023 is stated on the construction board.

  1. I like the curtain wall and how the building lines up with its neighbor. On its own, though, the lack of more setbacks and its skinny profile is a bit awkward. So, I’m not entirely sure what to think about this building.

  2. Another blah Upper East side apartment. Nothing special. A huge building for 15 people.

  3. Noticed that this new building will create “light shaft views” of a cement wall for some tenants?!

    Again, I wonder what happens to access of electrical/plumbing/etc., when a new building is right up against an existing one?! 🤔 Do the repair servicemen have to repel down from the roof on ropes to fix wiring or pipes? 🤔

    • What “wiring and pipes” are on the outside lot line of a building? What are you even talking about? This is how buildings have been built in this city for 200 years.

    This is the perfect infill building that doesn’t call attention to itself but it maintains the building line with its neighbors. Nicely done.
