Zero Irving’s Curtain Wall Nears Completion at 124 East 14th Street in Union Square, Manhattan

Construction is nearing completion on Zero Irving, a 21-story mixed-use building at 124 East 14th Street in Union Square. Designed by Davis Brody Bond and developed by RAL Development and Junius Real Estate Partners, the 176,000-square-foot structure will yield affordable and market-rate office space for technology firms as well as a three-floor education and training center, a tech incubator, co-working spaces, and a 10,000-square-foot food hall managed by Urbanspace. Suffolk Construction is the general contractor for the project, which is located along East 14th Street between Broadway to the west and Third Avenue to the east.

At the time of our last update in November, the main northern-facing curtain wall stood complete and work was just beginning on the windows over the double-height spaces on the western side. Now these spaces are mostly enclosed, with just the lowermost levels awaiting their glass.

A sloped canopy with an irregular pattern of punched-out rectangular voids sits atop the building. We could likely see the sidewalk scaffolding removed in the coming weeks as work above is nearly done.

In recent news, fintech firm Melio has committed to lease 25,000 square feet across Zero Irving’s 15th and 16th floors, and will do a custom build-out. Andrew Stein and Gabi Koshgarian of Vicus Partners represented Melio in the lease transaction that occurred in late 2021. Benjamin Bass, managing director of JLL, represented the building owner.

Office amenities include an outdoor landscaped rooftop deck, a 14,000-square-foot event and conferencing space, a full-service fitness center with showers, and bicycle storage. The nearest subways are the 4, 5, 6, L, N, Q, R, and W trains at the 14th Street-Union Square station.

Zero Irving should be fully completed in the coming months.

  1. Zero Irving has seriously grown on me over the course of its construction. It’s much better than the renderings, that’s for sure.

    I hope real bus stop gets installed soon in front of the building. Right now the bus has to load and unload passengers in the street.

  3. At least it provides a beautiful mirror for the Con Ed Building! 🪞
