Construction is now wrapping on the transformative 27-unit conversion underway at the 10-story former office building at 11 Beach Street, in TriBeCa. YIMBY can now bring you a photo of the nearly completed project, courtesy of prolific photographer Tectonic. The apartments, which will be condominiums, should average a spacious 3,976 square feet apiece. They will range from three- to five-bedrooms, some of which will come in townhouse-style and penthouse configurations. Amenities include a fitness center, a children’s playroom, an inner courtyard, a landscaped roof deck, and storage space for 14 bikes. Some of the apartments will also feature their own pool. YIMBY revealed renderings of the BKSK Architects-designed project in 2014. Thomas Juul-Hansen is crafting the interiors and HFZ Capital is the developer. Occupancy can probably be expected in the coming months.
As befitting one of the planet’s key engines of economic and cultural motion, New York City exists in a state of constant change. This is particularly true for the city’s older, centrally located neighborhoods, such as TriBeCa. Over the past two centuries, its western portion along West Street has been repeatedly transformed beyond recognition, particularly by the 1960s urban renewal program that completely cleared dozens of formerly-vibrant blocks. But even there, a 32-year building life span is short by any measure.
Back in August of 2015, YIMBY revealed renderings of the 12-story, 13-unit residential project at 12 Warren Street, in TriBeCa. Construction on the exterior of the building, which goes by 12 Warren, is wrapping up, with the façade of the structure now fully installed, Curbed NY reported. The project is technically an expansion of the site’s five-story commercial predecessor but now boasts 55,447 square feet of residential space. The residential units, which are condominiums, should average a very spacious 4,265 square feet apiece. Amenities include a fitness center, private residential storage units, a recreational room in the cellar, and an open terrace on the rooftop. DDG is both developing and designing the project, while H. Thomas O’Hara’s Midtown-based HTO Architect is serving as the architect of record. Occupancy is expected later this year.
Trans World Equities has filed applications to redevelop the two four-story commercial buildings at 308-310 Canal Street, in TriBeCa, into a six-story, eight-unit mixed-use structure. The buildings will get a two-story, 3,554-square-foot vertical expansion. Once complete, the redeveloped building will measure 13,776 square feet. There will be 2,146 square feet of retail space on the ground floor, followed by residential units on the second through sixth floors. The units should average 1,454 square feet apiece, indicative of condominiums, and the top two floors will house two duplex apartments. Paul A. Castrucci’s Lower East Side-based architecture firm is the architect of record. The properties are located within the TriBeCa East Historic District, which means the Landmarks Preservation Commission will have to approve the expansion. Curbed NY reported on the project.
Back in January of 2014, the Landmarks Preservation Commission approved the eight-story, five-unit mixed-use project at 372 Broadway, in TriBeCa. Construction began on the building’s conversion in early 2015, and now YIMBY has new details and never-before-seen renderings of the condominium project, which goes by Six Cortlandt Alley.
