Foundations Underway at 225 East 45th Street in Midtown East, Manhattan

Below-grade work is in full swing at 225 East 45th Street, the site of a 21-story women’s shelter and supportive housing facility in Midtown East, Manhattan. Designed by Dattner Architects and developed by Project Renewal, the 216-foot-tall structure will span 135,000 square feet and yield 171 shelter beds, as well as 131 permanent housing units. The latter will include 79 supportive units, 51 affordable units, and one apartment for a superintendent. The development will also feature a medical clinic, on-site social services, and a 30-foot-long rear yard. The property is located between Second and Third Avenues.

ULURP Process Underway For Foster + Partners’ 350 Park Avenue Supertall in Midtown East, Manhattan

The Uniform Land Use Review Procedure (ULURP) officially kicked off yesterday for 350 Park Avenue, a nearly 1,600-foot-high supertall skyscraper in Midtown East, Manhattan. Designed by Foster + Partners and developed by Vornado Realty Trust, Rudin, and Ken Griffin, the 62-story structure will yield 1.8 million square feet of Class A office space with a capacity of 6,000 employees. Griffin’s companies, Citadel and Citadel Securities, will serve as the two main anchor tenants, occupying at least 850,000 square feet. The 53,000-square foot property is located between East 51st and 52nd Streets.

Exterior work is continuing on 126 East 57th Street, a 28-story residential tower on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development, the 346-foot-tall structure will yield 147 condominium units with an average scope of 1,156 square feet, as well as 5,000 square feet of lower-level retail space. The property is located at the corner of East 56th Street and Lexington Avenue with a narrow panhandle extension to East 57th Street.

Construction is nearing topping out on 660 Lexington Avenue, a 19-story residential building in Midtown East, Manhattan. Designed by Zproekt Architecture with S20M as the design architect and developed and built by Sergey Rybak of Rybak Development, the 233-foot-tall structure will span 52,558 square feet and yield 23 condominium units with an average scope of 2,123 square feet. The building will also contain 2,551 square feet of commercial space, 1,174 square feet of community facility space, and a cellar level. The property is alternately addressed as 133 East 55th Street and located at the corner of Lexington Avenue and East 55th Street.

Designed by ODA Architects, the 470-foot-tall structure will span 89,043 square feet and yield 131 condominium units along with 8,006 square feet of commercial space. Triangle Assets was originally listed as the developer of the project, but it’s unclear whether the company is still involved. The property is located on an interior lot between First and Second Avenues.
