21-Story, 24-Unit Residential Project Tops Out At 19 Park Place, Tribeca

YIMBY has chronicled the slow evolution of ABN Realty’s 21-story, 24-unit residential project at 19 Park Place, in Tribeca, since the summer of 2013, and now a YIMBY reader has shared photos of the topped-out structure. The façade can also be seen rising skyward, and each condominium will feature a relatively prominent circular balcony. The 25-foot-wide building is being designed by Ismael Leyva, and extends through the block. Completion is likely by early 2016.

Rafael Viñoly, OLIN To Design Pier 26 Estuarium & Park Space, Tribeca

The Hudson River Park Trust plans to redevelop the vacant Pier 26 in Tribeca, between North Moore and Laight Streets, into a science center and park space, according to The New York Times. Last week, it was announced that Rafael Viñoly will be designing the education and research facility, and OLIN will be the landscape designer. The $30 million project is being equally funded by Citigroup, the City, and, pending request, the LMDC. Completion is expected by early 2019.

Work Nears Finish Line at 5 Franklin Place in Tribeca

The development saga at 5 Franklin Place is finally reaching its conclusion, and since YIMBY’s last update on the project from September of 2014, progress has been significant. The latest photos from Tectonic show that cladding and window installation are both complete, although interior work appears to be ongoing. The site had several conceptual designs before it was acquired by El Ad Group after the recession, and ODA designed the final product, which stands 20 stories tall and has 53 condominiums.

10-Story, 27-Unit Residential Conversion At 11 Beach Street Over 50% Sold, Tribeca

Towards the end of last summer, the office-to-residential conversion of a 10-story building at 11 Beach Street, in Tribeca, was well underway. Now, YIMBY can share some additional renderings of the project, which has hit the 50% sold mark. The building’s 27 condominiums range from three to five bedrooms, and Thomas Juul-Hansen is designing the interiors. Amenities include a fitness center, children’s playroom, and a rooftop garden. HFZ Capital Group is developing, BKSK Architects is the design architect, and completion is expected in 2016.

First Glimpse at 30 Warren, Full-Block Tribeca Condo Project Replacing 149 Church Street

Back during the Great Filing Frenzy of September 2014, YIMBY reported on applications that were submitted for a new development at 149 Church Street, on the corner of Warren Street, in Tribeca. And now we have the first two renderings of the project, now known as 30 Warren Street, as well as word that a teaser website is now live with additional details.

Revealed: 440 Washington Street, 41-Unit Tribeca Residential Development

Back in December, YIMBY reported that an LLC filed applications for a new development at 440 Washington Street, in Tribeca. And now, we have the first renderings of the residential project, which is being developed by Ponte Equities and designed by OCV Architects.

Reveal For 43-Story, 667-Foot-Tall Condo Tower At 45 Park Place, Tribeca

In the first half of 2014, YIMBY reported on building applications for a nearly 600-foot-tall luxury residential tower at 45 Park Place, in Tribeca, and later that year, we revealed preliminary renderings of the project. Now, Bloomberg Business has the latest news on the tower, as well as an update on the design. The building will have 43 actual stories and will top out 667 feet above street level, up from the 39-story and 597-foot figures reported earlier. The latest filings call for 50 condominiums, and at least 15 will reportedly be full-floor units measuring 3,200 to 3,700 square feet. The 134,304 square-foot building will also incorporate 1,089 square feet of ground-floor retail.

10-Story, 171-Key Hotel Conversion Underway At 396 Broadway, Tribeca

The Amirian Group and Bridgeton Holdings have begun converting the former 10-story, 50,000 square-foot office building at 396 Broadway, in Tribeca, into a 171-key hotel, according to Crain’s. Rooms will start at $200 per night, which is reportedly below the city’s average of $231. DXA Studio is designing the conversion, and a soft opening is expected at the end of 2016.

13-Story, 47-Unit Residential Project At 70 Vestry Street Lands Financing, Tribeca

Over the summer, YIMBY revealed renderings for Related Companies’ planned 13-story, 47-unit residential building at 70 Vestry Street (aka 264 West Street), in Tribeca, and now the developer has landed $200 million in construction loans, provided by Bank of America. The building will measure 154,019 square feet in total, and includes roughly 800 square feet of retail space on the ground floor. Robert A.M. Stern is designing, while Ismael Leyva is serving as the architect of record. Demolition permits have already been approved to raze the site’s existing tenement and low-rise buildings.

Landmarks Approves Tweaked Design For New Hotel At 456 Greenwich Street

Do what the Landmarks Preservation Commission asks and you shall receive its blessing. So was the case for the hotel planned for 456 Greenwich Street, sitting partly in the TriBeCa North Historic District. The proposal went before the commission in early August, but the brick choice and square fenestrations didn’t fly. So, the applicant was forced to come back. They did so on Tuesday and had perhaps the most pain-free experience in this journalist’s experience with the LPC.
