New Owners Plan Office, Retail Conversion at Six-Story, 115,000-Square-Foot Building, 17 Laight Street, TriBeCa

Vanbarton Group is in contract to acquire the six-story, 115,000-square-foot mixed-use building, formerly home to the Tribeca Film Festival, at 13-17 Laight Street, in TriBeCa, for $90 million. The group plans to convert the building into a retail, office, and “lifestyle facility” space, the New York Post reported. Vanbarton is in the process of buying out all of the property’s existing commercial and residential tenants. The 13,867-square-foot lot also comes with 10,530 square feet of air rights, although it’s not known if an expansion is planned.

Construction Complete on 11-Story, 106-Unit Luxury Rental Building at 456 Washington Street, TriBeCa

Since last fall, when façade work was wrapping up, construction on the 11-story, 106-unit residential building at 456 Washington Street, located on the corner of Watts Street in TriBeCa, has finished. The new building encompasses 186,054 square feet and is home to 106 luxury rental apartments, 22 of which will rent at below-market rates through the housing lottery. The apartments, averaging 1,330 square feet apiece, range from studios to five-bedrooms.



11 Hubert Street

LPC Approves Five-Story, Single-Family Mega-Mansion at 11 Hubert Street, TriBeCa

A five-story, single-family mega-mansion project at 11 Hubert Street, in TriBeCa, technically an expansion and redevelopment of an existing three-story mixed-use structure, has received approval from the Landmarks Preservation Commission, Curbed NY reported. The project’s design, which has seen minor changes since a previous proposal from January, is the work of Maya Lin Studio and Bialosky + Partners Architects. The latest filings with the Buildings Department detail a 55,080-square-foot mansion fit with five bedrooms, a private pool in the cellar, a landscaped courtyard, and a 5,000-square-foot fitness center. The family behind the project has not yet been disclosed, nor has a construction timeline. The site sits within the TriBeCa West Historic District, which is why approval from the LPC was required.

Construction Wrapping on 10-Story, 27-Unit Residential Conversion at 11 Beach Street, TriBeCa

Construction is now wrapping on the transformative 27-unit conversion underway at the 10-story former office building at 11 Beach Street, in TriBeCa. YIMBY can now bring you a photo of the nearly completed project, courtesy of prolific photographer Tectonic. The apartments, which will be condominiums, should average a spacious 3,976 square feet apiece. They will range from three- to five-bedrooms, some of which will come in townhouse-style and penthouse configurations. Amenities include a fitness center, a children’s playroom, an inner courtyard, a landscaped roof deck, and storage space for 14 bikes. Some of the apartments will also feature their own pool. YIMBY revealed renderings of the BKSK Architects-designed project in 2014. Thomas Juul-Hansen is crafting the interiors and HFZ Capital is the developer. Occupancy can probably be expected in the coming months.
