Office Conversion Underway At 14 53rd Street, Seven-Story Industrial Building In Sunset Park

Madison Realty Capital has closed on the seven-story, 400,000 square-foot industrial building at 14 53rd Street, in Sunset Park on the waterfront, for $82.5 million, according to Crain’s. The building, located four long-blocks from the R train’s 53rd Street stop, is being renovated to accommodate office and manufacturing tenants. The renovations will include exterior and interior upgrades, as well as a roof deck.


818 60th Street

Six-Story, Eight-Unit Mixed-Use Project Planned At 818 60th Street, Sunset Park

An anonymous LLC has filed applications for a six-story, eight-unit mixed-use building at 818 60th Street, in southern Sunset Park, a block from the N train’s 8th Avenue stop. The building will measure 11,121 square feet in total, which includes 2,122 square feet of retail space on the ground and cellar levels, in addition to 2,017 square feet of community office space on the ground and second-floor levels. Shiming Tam — based a few blocks away in Borough Park — is the architect of record, and a two-story building must first be demolished.


4302 4th Avenue

Three-Story Redevelopment Site At 4302 4th Avenue Purchased, Sunset Park

Earlier this year, the landmarked buildings at 4302 4th Avenue, in northern Sunset Park, were placed on the market as a development site, and now Yosef Streicher has purchased the property for $6 million, according to Commercial Observer. The dilapidating two- and three-story buildings, which amount to nearly 20,000 square feet, need to be gut-renovated, and 14,567 square feet of unused air rights can be used for an expansion. No plans have been disclosed, but changes to the facade would require approval from the LPC.


4016 7th Avenue

Six-Story, 10-Unit Mixed-Use Project Planned At 4016 7th Avenue, Sunset Park

Ritz Realty NY Corp. has filed applications for a six-story, 10-unit mixed-use building at 4016 7th Avenue, in northern Sunset Park, three blocks from the D train’s 9th Avenue stop. The building will total 9,330 square feet, and will include 1,140 square feet of community facility space on the ground and cellar levels. Beginning on the second floor, residential units will average 820 square feet. Jung Wor Chin is the architect of record, and the existing two-story, two-unit townhouse must first be demolished.


758 50th Street

Four-Story, Four-Family Building Coming To 758 50th Street, Sunset Park

Property owner Bi Ying Wang has filed applications for a four-story, four-unit residential building at 758 50th Street, in central Sunset Park between 7th and 8th avenues. The building will measure 4,005 square feet, and full-floor units will measure an average 1,000 square feet. Yuk Lam’s Lam Engineer is the applicant of record, and an existing two-story home must first be demolished.
