Warehouses At 341-353 39th Street Placed On Market, Sunset Park

Hampshire Companies has tasked Cushman & Wakefield to market the 10-story, 130,000 square-foot warehouse building at 341 39th Street, and the adjacent seven-story, 30,000 square-foot warehouse at 353 39th Street, located three blocks from the 36th Street stop on the D, N and R trains. The asking price is nearly $50 million, and the site is being advertised as a potential redevelopment, according to Crain’s. The buildings could be converted into office space as-of-right, or a rezoning could be sought for residential use.

Sunset Park was the heart of New York City’s industrial waterfront until the end of World War II, when building weapons, handling cargo and deploying troops had Bush Terminal and the Brooklyn Army Terminal employing tens of thousands of workers. But even as factories and wholesalers have left the south Brooklyn neighborhood, the manufacturing zoning created to protect them has remained. And there, at the southern edge of Sunset Park’s M-1 zone, one developer is planning a six-story building with a combination of commercial and community uses 731 61st Street.

Five-Story, Eight-Unit Mixed-Use Building Coming To 832 40th Street, Sunset Park

Fong Benny, operating under an anonymous LLC, has filed applications for a five-story, eight-unit mixed-use building at 832 40th Street, in eastern Sunset Park, three blocks from the D train’s 9th Avenue stop. The building will measure 7,586 square feet, and that includes a 2,085 square-foot daycare facility on the ground and cellar levels. Residential units will beginning on the second floor, and units will average a rental-sized 688 square feet each. Borough Park-based Shiming Tam is the architect of record, and the existing two-story townhouse must first be demolished.

Four-Story, Seven-Unit Building Filed At 756 40th Street, Sunset Park

Property owner Jack Cheng has filed applications for a four-story, seven-unit residential building at 756 40th Street, in northern Sunset Park, three blocks from the D train’s 9th Avenue stop. The new building will measure 5,007 square feet, which means units will average 715 square feet, indicative of rentals. Sunset Park-based Shiming Tam is the architect of record, and an existing two-story townhouse must first be demolished.

Four-Story, Two-Unit Mixed-Use Building Planned At 5122 9th Avenue, Sunset Park

Property owner Hui Shi has filed applications for a four-story, two-unit mixed-use building at 5122 9th Avenue, near 52nd Street, on the borderlands of Sunset and Borough Park. The building will measure 5,080 square feet, and includes a 1,323 square-foot health care facility on the ground floor. Residential units will average 1,880 square-feet each above, one taking up the second and third floor, and another spanning the fourth and a fifth-floor penthouse. Flushing-based Success Best Design is the applicant of record, and an existing two-story structure must first be demolished.
