In an effort to bolster sales at One Manhattan Square, Extell Development Company has unveiled an acre of private outdoor amenities designed by West 8 Urban Design and Landscape Architecture. Located in the Two Bridges section of Manhattan’s Lower East Side, the neighborhood’s signature tower stands 800 feet above the East River and now comprises 100,000 square feet of total amenity space.
Almost impossible to miss when looking at the Manhattan Bridge from the Brooklyn Bridge, Chinatown, the Lower East Side, or almost anywhere else in the city, One Manhattan Square rises 847 feet into the sky, and is the 18th-tallest skyscraper under construction in New York City. With its reflective chevron window pattern on the north and south elevations, the glass residential building holds 1,260,000 square feet of space with 25,516 square feet of retail space on the ground floor. It was designed by Adamson Associates, and is being developed and marketed by Extell.
Among New York’s current major developers, Extell has perhaps the most notable portfolio when it comes to sheer height. Though Central Park Tower may become the tallest building in Manhattan by roof and Brooklyn Point will do the same for that borough, the firm’s penchant for prominence is best visualized through One Manhattan Square, aka OMS, which sticks out of its underbuilt neighborhood fabric like the Lower East Side’s own version of the Eiffel Tower. The skyscraper topped-out in September of 2017, but installation of the façade only wrapped this month. Spotted a couple days ago, glass on the final section of One Manhattan Square, aka 252 South Street, has now reached the top of the 847-foot-tall tower, marking another major milestone of progress since work began back in 2015. Developed by Extell, and designed by Adamson Associates, it stands above the Lower East Side, and is directly adjacent to the Manhattan Bridge and the East River, along Cherry Street and Pike Slip.
Few towers have as much separation from the rest of the Manhattan skyline as the Lower East Side’s One Manhattan Square. The building is without competition for views, rising 72 stories above one of New York’s most well-known neighborhoods. The next highest structure in its immediate vicinity is the Manhattan Bridge, which spans the East River into Brooklyn. Extell Development Company is responsible for the development, and Lendlease is responsible for construction.
