Almost impossible to miss when looking at the Manhattan Bridge from the Brooklyn Bridge, Chinatown, the Lower East Side, or almost anywhere else in the city, One Manhattan Square rises 847 feet into the sky, and is the 18th-tallest skyscraper under construction in New York City. With its reflective chevron window pattern on the north and south elevations, the glass residential building holds 1,260,000 square feet of space with 25,516 square feet of retail space on the ground floor. It was designed by Adamson Associates, and is being developed and marketed by Extell.
The glass on the top of the building is almost complete, and covers the upper floors where the two penthouses will be situated. One of them already sold for over $13 million, measuring around 3,700 square feet, with five bedrooms spread between the 80th and 81st floor. It comes with a private, double-height, outdoor terrace that look south over Lower Manhattan, the East River, New York Harbor. The second penthouse also has an outdoor terrace, but faces the opposite direction looking north, at the Midtown skyline and the rest of Manhattan’s street grid and neighborhoods.
With over 100,000 square feet of amenities inside the building’s lower floors both above and below grade, One Manhattan Square has one of the largest assortments of options of any residential building in New York City. This also comes with 45,000 square feet of private outdoor landscaped space, designed by West 8 Urban Design and Landscape Architecture atop the podium. A smaller new building containing 205 affordable units on the north side of the property sits adjacent to the podium.
In total, there are 815 residential units, including the two penthouses. The lower floors get to enjoy up close and personal views of the details and design of the Manhattan Bridge, the Brooklyn skyline, and the morning sun looking across the East River. Prices start from $1.16 million, and reach up to $13 million.
Amenities for One Manhattan Square include a saltwater indoor swimming pool measuring 75-feet, a laundry room with staff, a 70-seat movie theater, and a full-size basketball and squash court. Outside, there will be landscaped lounges, an “adult-only” treehouse among the shrubbery, a stargazing observatory for residents, grilling stations, fire pits, a children’s playground and putting green, a wooden tea pavilion, birch gardens, and a green roof. Other perks include a pet spa, 24/7 concierge service, refrigerated storage, and package delivery.
The last major section of the building to be finished is the base. Glass panels and other exterior materials are being installed around the walls that hide the private motor court on the western side of the property along Cherry Street.
The building is expected to be completed next year.
