21-Story, 74-Unit Mixed-Use Project Two Floors From Topping Out at 319 Schermerhorn Street, Downtown Brooklyn

Construction has reached the 19th floor at 319 Schermerhorn Street, in Downtown Brooklyn, where a 21-story, 74-unit mixed-use building is being developed. The latest photos, posted to the YIMBY Forums, were taken by prolific photographer Tectonic. Dubbed the Nevins, it will eventually stand 210 feet above street level and encompass 90,181 square feet, per the latest building permits. There will be 5,100 square feet of ground-floor retail space. The residential units, condominiums, will range from studios to three-bedrooms. A list of amenities were included in YIMBY’s January update. At that time, the project was seven stories tall. Adam America Real Estate and the Naveh Schuster Group are the developers. Issac & Stern Architects is the design architect. Andres Escobar & Associates is designing the interiors. Completion is expected in early 2017.

Construction Wraps on Five Four-Story, Single-Family Townhouses at 73-79 Bond Street, Boerum Hill

Construction is wrapping on five four-story, single-family townhouses being constructed at 73-79 Bond Street (a.k.a. 390 State Street), in Boerum Hill. The construction progress can be seen thanks to a photo taken by Tectonic. The 49-foot-tall townhouses will each measure between 4,310 square feet and 4,566 square feet, which includes an average 2,396 square feet of livable residential space. All of them will include four bedrooms, a single-car garage in the cellar, and a roof terrace equipped with a gas grill. Other features include a screening room and bar in the sub-cellars, and private laundry facilities. Adam America Real Estate is the developer and Hudson Square-based Ben Hansen Architect is responsible for the design. Move-ins are expected in the next few months.


100 Norfolk Street

Cantilever Takes Shape for 12-Story, 38-Unit Mixed-Use Building at 100 Norfolk Street, Lower East Side

Construction is now ongoing on the eighth-floor cantilever of the 12-story, 38-unit mixed-use building under construction at 100 Norfolk Street, on the Lower East Side. Steel beam construction can be seen in photographs via a Bowery Boogie update. The structure will eventually measure 53,949 square feet, with 11,244 square feet designated as commercial-retail space on parts of the ground through third floors. The residential units, ranging from studios all the way up to a five-bedroom penthouse, will be condominiums and should average 1,124 square feet apiece. Amenities include a fitness center, a yoga room, a common rooftop deck, a garden lounge, private residential storage, and bike storage. Adam America Real Estate, the Naveh Shuster Group, and the Horizon Group are the developers, while ODA New York is behind the architecture. The structure has grown four stories since YIMBY’s last update in December 2015. Completion is expected before 2017.
