Exterior Progress Continues on 520 Fifth Avenue in Midtown, Manhattan

Exterior work is continuing on 520 Fifth Avenue, an 88-story mixed-use supertall skyscraper in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, the 1,002-foot-tall structure will span 415,000 square feet and yield 100 condominium units. The project will also include 25 floors of boutique office space, ground-floor retail, and an extensive collection of amenities. The property is located at the corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

Mayor Adams Announces Public-Private Partnership To Reimagine 14th Street Corridor in Manhattan

Mayor Eric Adams, the New York City Department of Transportation (DOT) Commissioner Ydanis Rodriguez, New York City Economic Development Corporation (NYCEDC) President and CEO Andrew Kimball, and leaders from the Union Square Partnership and the Meatpacking District Management Association recently announced $3 million in public-private funding to upgrade the 14th Street corridor in Manhattan. An extra $2 million will come from the City, while another $1 million will come from Local Business Improvement Districts.

Ruby Square Completes Construction at 166-20 90th Avenue in Jamaica, Queens

Construction is complete at Ruby Square, a 12-story mixed-income residential development at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the structure spans 715,000 square feet and will yields a total of 614 rental units in studios to two-bedroom layouts, with 185 designated for affordable housing, more than 50,000 square feet of amenities, 25,000 square feet of retail space, and 5,000 square feet of community space. Work first began in 2022, and the property was formerly known as 90Ninety and is located at the corner of 90th Avenue and 168th Street.

232 East 84th Street’s Expansion Progresses on Manhattan’s Upper East Side

Construction has topped out on 232 East 84th Street, a five-story residential building in the Yorkville section of Manhattan’s Upper East Side. The construction board and building permits posted on site indicate there will be a total of four apartments and a cellar level. 68-1509 Estate LLC is listed as the owner of the property, which is located on a very narrow rectangular parcel between Second and Third Avenues. It’s unclear who is the architect, or what the final design will look like.

Renderings Revealed for 220 East 9th Street in Manhattan’s East Village

New renderings have been revealed for 220 East 9th Street, a seven-story residential building coming to Manhattan’s East Village. Designed and developed by Arcus Development with Colberg Architecture as the executive architect, the 74-foot-tall structure will span 31,231 square feet and yield 18 condominium units with an average scope of 1,735 square feet. The project will involve the partial demolition and conversion of a five-story parking garage, and will also feature a cellar level, a 22-foot-long rear yard, and enclosed parking for ten vehicles. Astor Nine LLC is listed as the owner of the property, which is located between Second and Third Avenues.

Renderings Reveal 1655 First Avenue on Manhattan’s Upper East Side

Renderings showcase 1655 First Avenue, a forthcoming pair of 23-story residential buildings on Manhattan’s Upper East Side. Designed by S. Wieder Architect for Cheskel Schwimmer of Chess Builders LLC, the 235-foot-tall structure will collectively span 193,000 square feet and yield 198 rental units with an average scope of 725 square feet. The mixed-use project will also include ground-floor commercial space, a cellar level, and a 30-foot-long rear yard. The 12,000-square-foot property is alternately addressed as 355 East 86th Street and located at the northern corner of First Avenue and East 86th Street.

Union Channel Completes Construction at 240 Third Avenue in Gowanus, Brooklyn

Construction is wrapping up on Union Channel, a nine-story residential building at 240 Third Avenue in Gowanus, Brooklyn. Designed by Fogarty Finger and developed by Tavros Capital and Charney Companies, the 95-foot-tall structure spans 210,000 square feet and yields 224 rental units in studio to three-bedroom layouts, along with 8,900 square feet of ground-floor commercial space. Twenty-five percent of the apartments are designated for affordable housing. The property is alternately addressed as 585 Union Street and bounded by Sackett Street to the north, Union Street to the south, and 3rd Avenue to the east.

358 West 58th Street Residential Conversion Remains Stalled in Hell’s Kitchen, Manhattan

The 24-story hotel-to-residential conversion of 358 West 58th Street remains stalled in Hell’s Kitchen, Manhattan. The former 878-room Hudson Hotel was supposed to be transformed into 441 below-market rate rental apartments overseen and developed by CSC Coliving and also include more than 50,000 square feet of retail space on the lower levels of the building. The property is located on an interior lot between Eighth and Ninth Avenues and was being financed through the acquisition of a $100 million financial package from Northwind Group.

The Remi Nears Completion At 1026 Third Avenue on Manhattan’s Upper East Side

Construction is almost finished at The Remi, a 24-story residential tower at 1026 Third Avenue in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Ismael Leyva Architects and developed by Kahen Properties, which purchased the assemblage of three adjacent properties for $34 million in July 2022, the 273-foot-tall structure will span 100,000 square feet and yield 81 rental units in studio- to two-bedroom layouts with an average scope of 1,200 square feet, as well as ground-floor retail space. The ground-up development is located between East 60th and East 61st Streets. Corcoran New Development is handling leasing.

Rendering Reveals Retail Facelift For 5 East 59th Street on Manhattan’s Upper East Side

Construction is steadily progressing on 5 East 59th Street, an eight-story retail and office redevelopment on Manhattan’s Upper East Side. Developed by Ripco Real Estate with marketing by SERHANT., the project will see an exterior and interior overhaul to the building, updated retail space, column-free office space above, and two full-service amenity floors including a private lounge and rooftop terrace. The commercial property spans 45,350 square feet and is situated on an interior lot by the corner of East 59th Street and Fifth Avenue.
